DEPARTMENT: PROPERTY MANAGEMENT DIRECT REPORTS: MAINTENANCE TECHNICIANS
REPORTS TO: DIRECTOR OF PROPERTY MANAGEMENT & COMPLIANCE
SUMMARY:

Anawim Housing is seeking an experienced and dependable Maintenance Manager to oversee the day-to-day operations of our property maintenance team. The Maintenance Manager will provide leadership to maintenance staff, coordinate work orders and unit turns, maintain properties to a high standard, and ensure that maintenance activities are completed safely, efficiently, and in compliance with applicable housing, health, and safety requirements.

The ideal candidate is a hands-on leader with strong organizational skills, excellent communication abilities, and experience in multifamily or affordable housing maintenance.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
The following duties are normal for this position. These are not to be construed as exclusive or all inclusive. Other duties may be required and assigned.
  • Assures all work performed is done in accordance with OSHA safety standards and those established by Anawim Housing.
  • Assures that all work performed meets Anawim Housing’s standards for customer service, accuracy, quality and efficiency.
  • Establish and maintain an effective working relationship with employees, vendors, clients, tenants, equity partners and the financing authority.
  • Supervise, train, and support maintenance staff and maintenance-related activities.
  • Assign and prioritize daily work orders and maintenance requests.
  • Monitor completion of work orders to ensure timely and quality service.
  • Conduct regular inspections of vacant and occupied units, common areas, building systems, and grounds.
  • Coordinate and oversee apartment unit turns, including scheduling, repairs, cleaning, and readiness for move-in.
  • Ensure vacant units are completed within established turnaround expectations.
  • Identify maintenance needs and develop plans for completing repairs efficiently and cost-effectively.
  • Respond to emergency maintenance situations and coordinate appropriate response.
  • Maintain accurate records of work orders, inspections, preventive maintenance, inventory, and completed repairs.
  • Monitor maintenance supplies, tools, equipment, and inventory and ensure appropriate accountability.
  • Coordinate with vendors and contractors when specialized work is required.
  • Obtain and review vendor estimates and communicate project needs to management.
  • Inspect completed vendor work to ensure quality and compliance with expectations.
  • Assist with preventative maintenance programs for building systems and equipment.
  • Ensure maintenance staff follow established safety procedures and OSHA requirements.
  • Ensure properties are maintained in accordance with applicable HUD, LIHTC, local housing, health, safety, and property standards.
  • Assist with preparation for property inspections and promptly address identified deficiencies.
  • Work closely with Property Managers to address property and resident maintenance needs.
  • Respond professionally and respectfully to residents’ concerns regarding maintenance.
  • Participate in after-hours or emergency response as required.
  • Promote a professional, accountable, and team-oriented maintenance department.
  • Other duties as assigned.
MINIMUM QUALIFICATIONS:
  • High school diploma or GED required.
  • Minimum of 3 years of experience in apartment, multifamily, commercial, or residential property maintenance.
  • Previous supervisory or lead experience preferred.
  • Strong knowledge of general building maintenance and repair.
  • Ability to troubleshoot plumbing, electrical, HVAC, carpentry, appliances, and general building issues.
