The Commercial Maintenance Technician - II for WB Realty Co. is responsible the performance of routine and preventative maintenance, general repairs and housekeeping duties. This role adjusts building systems, equipment and fixtures under the guidance of a Chief Engineer. This role serves as a critical component of the WB property management team by providing a safe, productive, comfortable and clean working environment for building occupants while managing various subcontractors within the wider portfolio.

By working closely with the property management engineering team, tenants, property manager and other WB team members.

Success in this role means that ownership, tenants and management have confidence in this position’s ability to maintain external relationships with vendors and subcontractors involved in daily operations, maintenance and repairs while embracing a mindset of stewardship for assets under management as WB Realty Co. continues to grow.

Major tasks/duties, essential responsibilities associated with the role:

• Perform preventive maintenance tasks and duties on building equipment and systems per scheduled date
• Perform plumbing repairs, door hardware maintenance and repair
• Complete work orders assigned on a daily/weekly basis
• Participate in on-call, after-hours and emergency responses for portfolio
• Complete all tasks and projects assigned
• Complete WB required training and safety programs
• Police property/building grounds, public areas, parking lots, roof; remove debris daily; perform seasonal outside duties as required.
• Maintain mechanical rooms, utility rooms and vacant areas in neat and clean condition
• Painting as directed
• Replace lamps as required in a timely manner

Knowledge, Skills, and Abilities:

• Positive, helpful attitude when interacting with building occupants
• Ability to prioritize workload while remaining flexible to a changing environment
• Working knowledge of building systems preferred
• In pursuit of certification/licensing relative to performing work required in building operations
• Working technology (computer + mobile devices) skills
• Experience with work order management systems (App Folio, Prism, Corrigo and others) is a bonus
• Excellent customer service skills
• Ability to lift 50 pounds and work safely from a ladder or overhead work

Background and

Experience:

• Minimum two years’ experience working in same capacity
• High School Degree or equivalent
• Two-year technical degree or equivalent in the operation of commercial buildings and equipment preferred
