Job Type: Full‑time Maintenance Supervisor
Schedule:
Monday‑Friday, 8:00am – 5:00pm

The Maintenance Supervisor is responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned community(s), ensuring compliance with company safety standards. The role provides leadership and daily oversight to the maintenance team, ensuring that established company objectives are achieved.
Job Responsibilities- Oversee and maintain the physical condition and general upkeep of the community following company operating and safety standards.
- Lead, direct, and supervise maintenance employees, providing regular performance feedback and timely action on misconduct in partnership with the supervisor and Human Resources.
- Interview, hire, train, and retain employees; work with Human Resources to recruit and onboard new staff.
- Manage and thoroughly complete work orders within the expected timeframe according to company policy and standards.
- Manage and complete all make‑ready apartment homes including painting, flooring, cleaning, rekeying, and general repairs according to company unit‑turn policies and standards.
- Schedule contracted work with approved vendors and update make‑ready statuses and dates.
- Adjust heat and secure doors and windows in all vacant apartment homes.
- Track inventory, perform data entry, and maintain safety records within company software, ensuring timely documentation, including safety data sheets (SDS).
- Clean and trash vacated apartment homes, including handling physical evictions and properly documenting abandoned belongings and disposal.
- Maintain community grounds, pool and spa, common areas, lighting, trash compactor, pet stations, building exteriors, railings and stairs, controlled access buildings, and amenities.
- Perform testing and maintenance of community systems such as pumps, boilers, fire control systems, elevators, backup generators, smoke, and CO detector systems.
- Conduct regular inspections including pre‑move‑out, move‑out, and preventative maintenance inspections.
- Manage supplemental landscape maintenance—pressure washing, irrigation system repairs, and lawn watering.
- Oversee contractors for professional services and repairs.
- Follow up on unresolved customer service issues to ensure resolution and resident satisfaction.
- Respond promptly and professionally to after‑hours emergency calls; create and enforce the community’s on‑call schedule.
- Ensure workshops and utility rooms are clean, orderly, and safe; adhere to all safety and OSHA requirements.
- Remove snow and ice as necessary during inclement weather.
- Maintain appropriate quantities of equipment and supplies within budget constraints, placing regular orders with approved vendors.
- Secure and maintain all company equipment entrusted to the employee’s care, including golf carts and work vehicles.
- Enforce O&M manual requirements, including lockout/tagout and mold/moisture control procedures.
- Inform supervisors of any hazardous situations for residents, team members, and guests, including injuries/incidents.
- Uphold key control procedures and security practices.
- Participate in resident events, community programming, and local/non‑profit programs as assigned.
- Complete assigned tasks by deadlines and communicate obstacles with the supervisor in advance.
