About the Position

The Maintenance Supervisor is responsible for day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with company policies, state and federal regulations, and the company's risk management program. The role also involves financial oversight of the property budget.

Responsibilities
  • Coordinate with the maintenance team to complete daily tasks such as service requests and unit make‑ready standards.
  • Track service requests, identify chronic maintenance issues, and ensure timely resolution.
  • Respond promptly to maintenance issues per company policy, maintaining a professional demeanor.
  • Perform maintenance tasks: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, etc.
  • Execute general carpentry duties: wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair.
  • Conduct preventive maintenance: siding, painting, lighting, sprinkler, pool, golf‑cart, elevator.
  • Ensure work order systems accuracy and timely completion to resident satisfaction.
  • Inspect property grounds, buildings, and common areas daily for safety, cleanliness, and maintenance needs.
  • Assist with emergency management: snow, inclement weather, fires, floods, etc.
  • Communicate promptly with property manager regarding maintenance issues.
  • Promote safety and risk management per local, state, federal, and company regulations.
  • Participate in on‑call rotation and monitor emergency response times.
  • Maintain high standards of cleanliness, curb appeal, and resident interaction.
  • Build positive relationships with residents, other properties, and agencies.
  • Conduct pre‑move‑in and post‑move‑out inspections, ensuring quality unit turns.
  • Mentor the maintenance team.
  • Maintain professional demeanor and appearance.
  • Administer the company risk management program.
  • Complete special projects as directed.
  • Solicit and manage suppliers/contractors per company policy.
  • Work with property manager to ensure compliance with company, ownership, state, and federal standards.
  • Weekly property walk‑throughs with property leadership.
  • Track maintenance costs within budget and provide expense input for future budgets.
  • Other duties as assigned by property leadership.
Education & Experience
  • High school diploma or equivalent (required).
  • At least three years of experience in property management or a directly related field.
  • Proficiency in general maintenance and carpentry skills.
Skills & Requirements
  • Valid driver’s license with a clean record and current auto insurance.
  • English reading, writing, and communication skills.
  • Ability to use office equipment: telephone, fax, printer, copier, key track system.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management abilities.
  • Capable of multitasking and performing basic math.
  • Ability to manage conflict with difficult individuals.
  • Commitment to confidentiality.
  • Maintenance of professional appearance and compliance with uniform policy.
  • Adherence to all safety requirements.
  • Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days.
