Aboutthe Role
POAH Communities is currently seeking a Groundskeeper for 8330 On the River. The Groundskeeper will provide assistance by helping maintain the physical integrity of the community. 8330 On the River is a high‑rise building located on the banks of the Detroit River across from Belle Isle and includes 280 apartments affordable to low‑income elderly residents. 8330 On the River was originally offered in a portfolio with five others, all nearing expiration of their Section 236 rent restrictions.
8330 On the River became available in 2003 under a partnership with the Michigan State Housing Development Authority.
- Perform routine cleaning and maintenance of grounds, amenities, building exteriors, pool and recreation areas, parking lots and other surrounding areas.
- Detail interior and exterior areas on a regular basis using general cleaning tools and equipment such as broom, mop, vacuum, rake or blower to keep entry areas, sidewalks, streets and walking areas free of debris, dust, leaves and brush.
- Assist with snow shoveling of sidewalks and other main entry surfaces where applicable.
- Help clean and maintain storage and shop areas.
- Assist maintenance technicians when needed.
- Perform any additional routine cleaning or maintenance on the property as requested or directed.
- Report any maintenance concerns for repairs in community or common areas to management.
- Demonstrate the appropriate and safe use of standard hand and power tools, equipment and machinery.
- High School diploma or GED required; HVAC certification preferred.
- Must possess a valid driver’s license and automobile insurance coverage; use of personal vehicle may be required.
- Must have knowledge and skill in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices.
- Must be able to perform the following duties 66–100% of the time: be on foot, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, use finger dexterity, lift/carry up to 75 lbs, read and understand maintenance forms and warning labels.
- Must be able to work in all weather conditions.
