Essential

Duties include:
  • The primary focus of this position is to properly maintain and repair all equipment used by the Building Services department, enabling the Custodial staff to perform their duties
  • Perform preventative maintenance and repairs on custodial equipment including but not limited to repair and or replace power cords and plugs, motors and pumps on buffers, vacuum cleaners, carpet extractors, and floor scrubbers.
  • Monitor PM performance and utilization of equipment
  • Inspect equipment used to determine needs for new parts, repairs, replacement and for cleanliness before and after use;
    Report damage or improper use or care to Manger/Supervisor
  • Perform an annual inventory and condition assessment of all equipment and supplies in accordance with specified procedures
  • Assist with development of an asset maintenance plan and schedule for all department equipment
  • Assist in the development of Preventative Maintenance procedures and schedules
  • Develop and implement equipment maintenance standards and practices and make recommendations for purchase
  • Contact vendors to investigate pros and cons of potential new equipment, verify warranty and service options, occasionally obtain budget pricing for minor materials, equipment and supplies to recommend to the Manager/Supervisor
  • Purchase minor materials and supplies as needed to perform duties of equipment repair, with prior approval of the Manager/Supervisor of Building Services
  • Coordinate, assign, deliver proper equipment to designated Custodian(s) and building location(s) for special projects
  • Maintain inventory of most needed materials and supplies, as directed
  • Assist with development of a program and provide training to the Building Services staff on safe, proper operation of custodial equipment;
    Coordinate training if provided by outside vendors
  • Make recommendations to Manager/Supervisor for continuous skill development for this position based on college need and industry trends
  • May be directed by the Manager/Supervisor of Building Services to perform duties of a Custodian, as needed
  • Clean and maintain hard floors (resilient, tile, quarry tile, concrete, wood) by performing such tasks as sweep, dust, mop, scrub, strip, refinish, spray buff, and high speed
  • Clean and maintain carpets by performing such tasks as vacuum, remove stains, spray clean, extract, and apply carpet protector.
  • Clean, disinfect and stock rest rooms and locker rooms
  • Collect and remove trash, recyclable materials and hazardous waste materials in accordance with specified procedures
  • Dust and clean walls, doors, windows, interior glass, drinking fountains, and other above floor surfaces
  • Clean chalk boards/whiteboards and erasers as well as stock classrooms with chalk and or whiteboard markers and erasers daily
  • Monitor building entrances, both interior and exterior, for trash, cobwebs and other debris that may accumulate
  • Operate and maintain custodial equipment; report all equipment, needing repair or replacement to the Manager/Supervisor of Building Services
  • Perform furniture set‑ups as needed for external and internal conferences, meetings and special events.
  • Utilize artificial intelligence (AI)-enabled tools and software, to support job-related functions and improve efficiency, accuracy, communication, documentation, planning, training, troubleshooting, reporting, work management, and other operational responsibilities, while maintaining confidentiality and compliance with institutional policies, procedures, and applicable regulations
  • Perform all other duties as assigned
