Apartment Maintenance Technician

Job Summary:

The Maintenance Technician will oversee the maintenance and repairs of the property's electrical, basic HVAC, carpentry, painting, and other building systems. This is a full-time position Monday through Friday.

• Ensures maintenance and repair work is completed correctly and in a timely manner.
• Ensure the completion of all market-ready apartments, emergency and non-emergency service requests, various maintenance activities, and community inspections.
• Assist Property Manager with updating make-ready board and ensuring that unit turns are competed in a timely manner.
• Work along with the grounds contractors in maintaining grounds and common areas.
• Keeping the grounds free of trash and debris when time permits.
• Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials.
• Respond to maintenance work orders, follow up with residents and office staff, direct and oversee the work of independent contractors and vendors, and work in an on-call rotation.
• Opening/closing and daily maintenance of the pool during summer months.
• Managing and treating for snow and ice in public areas during the winter.

• Knowledge of building systems such as plumbing, electrical, and HVAC.
• Excellent analytical and problem-solving skills.
• Ability to identify issues and determine repairs that are needed.
• Ability to plan maintenance schedules for building systems.
• Excellent management and supervisory skills.

• High school diploma or equivalent required.
• Adequate experience in apartment maintenance.

• Prolonged periods of standing and walking.
• Must be physically able to climb ladders, bend, or crawl into awkward spaces.
• Must be able to lift up to 50 pounds at a time.

• This position is full-time nonexempt (eligible for overtime).
