Job Summary

The Maintenance Manager (MM) is the onsite leader responsible for the building, equipment, and grounds condition of the hotel. This lead maintenance role includes supervising or partnering with 1‑2 maintenance workers, performing repairs and preventative maintenance across all hotel areas, and maintaining a secure, organized maintenance shop and company vehicle. The MM ensures guest and associate satisfaction, controls expenses, and delivers quality service in line with Sonesta’s commitment to hospitality and operational excellence.

Responsibilities
  • Deliver on the promise of Sonesta Service in all interactions with guests and clients. Manage according to the Sonesta G.U.E.S.T. standards and instill a passion for customer service in all associates.
  • Ensure all staff is properly trained and has the tools and equipment needed to effectively carry out their job functions.
  • Partner with the General Manager to recruit, train, develop, and manage the maintenance staff.
  • Apply specialized knowledge of plumbing, carpentry, electricity, and equipment mechanics to repair and maintain building, rooms, kitchen/refrigeration, lighting, HVAC, ventilation, water treatment systems, and, where applicable, swimming pools and snow removal.
  • Perform preventive maintenance as outlined in the PM Works program, including inspections, meter readings, energy management, and recordkeeping.
  • Monitor and secure inventory, following established ordering procedures to replenish supplies and minimize waste.
  • Report hazardous situations, emergencies, or threats to the security of guests, associates, or hotel assets.
  • Maintain and test all hotel life‑safety systems.
  • Contribute to the annual department operating budget.
  • Promote teamwork and quality service through daily communication and coordination with other departments.
  • Manage human resources and benefits processes within the maintenance department, including recruiting, onboarding, training, performance management, and off‑boarding.
  • Enforce hotel standards, policies, and procedures within the maintenance department.
  • Track the use, maintenance, and location of supplies and manage purchasing to leverage buying power and identify efficiencies.
  • Implement PM Works service recovery guidelines to ensure complete guest satisfaction.
  • Promote safety by requiring proper use of protective equipment and uniforms.
  • Act as “Manager on Duty” as required.
  • Ensure compliance with federal, state, and local health and safety laws.
  • Perform other duties as assigned.
Qualifications
  • Advanced vocational training plus two years of experience in general building maintenance or construction, or an equivalent combination of education and experience; professional certification and license required by law.
  • Preferred background in extended‑stay or apartment building maintenance management.
  • Specialized knowledge of plumbing, carpentry, electricity, and equipment mechanics.
  • Strong prioritization and organizational skills.
  • Fluent spoken, reading, and written English; other languages beneficial.
  • Ability to document tasks, order supplies, and read equipment manuals.
  • Mathematical skills, including budgeting, profit/loss concepts, percentages, and variances.
  • Problem‑solving, reasoning, motivating, organizational, and training abilities.
  • Experience with Microsoft Office preferred.
  • Ability to travel, including overnight stays.
  • Valid driver’s license required.
  • Physical ability to stand, bend, climb, kneel, and move throughout the facility; handle, lift, and pull items up to 75 pounds.
  • Experience with commercial chemicals.
  • Availability to work mornings, evenings, weekends, and holidays.
