Job Overview

We’re Sonesta International Hotels, the 8th largest hotel company in the U.S. The Maintenance Manager (MM) is the onsite leader responsible for the condition of the building, equipment, and grounds of the hotel. This lead maintenance position supervises 1–2 maintenance workers, performs maintenance and repairs, preventive maintenance, and ensures a clean, organized maintenance shop and the security of hotel inventory and assets.

and Responsibilities
  • Deliver on the promise of Sonesta Service in all interactions with guests and clients.
  • Manage according to the Sonesta G.U.E.S.T. standards and instill a passion for customer service in all associates of the hotel.
  • Create processes and procedures to ensure the hotel is properly maintained and clean.
  • Ensure all staff is properly trained and has the tools and equipment needed to effectively carry out their job functions.
  • Partner with the General Manager to recruit, train, develop, and manage the Maintenance staff.
  • Perform maintenance and repair work on the interior and exterior of buildings, hotel rooms and contents, laundry and kitchen/refrigeration equipment, lighting, heating, air conditioning (HVAC), ventilation, and water treatment systems, swimming pool (if applicable), and snow removal, among others.
  • Ensure that equipment is prepared and operational for the following day’s work.
  • Perform preventive maintenance as outlined in the PM Works program, including inspecting building, furniture, bathrooms, guest rooms, and all equipment to ensure proper functionality.
  • Maintain inspection logs and records of scheduled work and repairs.
  • Develop an exterior PM program to maintain all buildings, parking areas, vans, and landscaping.
  • Monitor and secure inventory; follow established ordering procedures to replenish supplies and minimize waste.
  • Take responsibility for and inform management of hazardous situations, emergencies or threats to the security of guests, associates or hotel assets.
  • Test, maintain and repair all hotel life safety systems.
  • Provide input for the annual department operating budget.
  • Promote teamwork and quality service through daily communication and coordination with other departments.
  • Manage and report on the proper use, maintenance and location of all supplies and purchasing within the Maintenance department.
  • Utilize PM Works to implement appropriate service recovery guidelines to ensure complete guest satisfaction.
  • Respond in a courteous and prompt manner to all guest questions, complaints and requests to ensure guest satisfaction.
  • Promote safety by the proper use and wearing of all protective equipment and uniforms.
  • Act as "Manager on duty" as required.
  • Ensure compliance with federal, state and local laws regarding health and safety services.
  • Perform other duties as assigned.
Qualifications and Requirements
  • Advanced vocational training plus two years of experience in general building maintenance or construction, or an equivalent combination of education and experience.
  • Professional certification and license required by law.
  • Previous background from the extended stay industry or apartment building maintenance management preferred.
  • Specialized knowledge of basic plumbing, carpentry, electricity, and equipment mechanics.
  • Ability to prioritize and organize work assignments.
  • Ability to speak, read, and write fluent English; other languages beneficial.
  • Mathematical skills, including basic math, budgeting, profit/loss concepts, percentages, and variances.
  • Problem‑solving, reasoning, motivating, organizational and training abilities.
  • Experience with Microsoft Office preferred.
  • Ability to travel, including some overnight travel.
  • Valid driver’s license required.
  • Frequently standing up, bending, climbing, kneeling, and moving about the facility; regularly handling objects and equipment; carrying, lifting or pulling items weighing up to 75 pounds.
  • Requires work mornings, evenings, weekends, and holidays.
