Work Schedule:

Monday - Friday | 9:00 AM - 1:00 PM + On‑call rotation

Base salary: $18.00 per hour. Eligibility for Quarterly Lease Renewal Bonuses.

Professionally performs janitorial, grounds‑keeping, and light maintenance duties on a timely basis, maintaining the community’s common areas, unit turns, and providing an excellent first impression. Supports the vision of maintaining the appearance and preservation of the properties.

• General property maintenance and property area cleaning.
  • Housekeeping tasks: sweep, mop, wax, vacuum floors; empty wastebaskets; dust and wipe all surfaces; clean and disinfect bathrooms, showers, and bathtubs; clean kitchen and pantry; clean appliances; sweep and clean hearths; clean windows, mini‑blinds, and mirrors; sweep balconies and patios; sweep areas directly outside entrances.
  • Clean all common areas as scheduled by the supervisor (parking garage, offices, clubroom, community rooms, model units, corporate apartments, mailbox areas, stairwells, storage areas, elevators, periodic window cleaning).
• Daily touch‑up cleaning of tour path and show apartment homes.
• Assist with light apartment maintenance and in‑home service requests.
• Maintain care, inventory, and procurement of cleaning supplies, products, and equipment.
• Notify supervisor when supplies are low and reorder promptly.
• Adhere to OSHA standards and company safety policies; communicate risks.
• May be responsible for snow removal and de‑icing walkways as needed.
• Complete apartment unit cleaning for turns.
• Report unusual or extraordinary circumstances regarding the property or residents.
• Assist in keeping grounds and building neat; weed removal, spraying, light snow removal, sanding, salting, filter cleaning, exterior surface cleaning.
• Assist with preventative maintenance.
• Provide high‑level customer service to residents and team.
• Use work‑order systems for assignments and close out tasks.
• Other duties as assigned.

Some local travel may be required.

• Preferred:
  Background in custodial.

• Language Skills – Ability to read and interpret documents such as safety rules, MSDS sheets, basic maintenance instructions, and procedural manuals; communicate with supervisor and tenants.
• Mathematical Skills – Ability to add, subtract, multiply, divide, calculate proportions, percentages, area, ratios, circumference, volume related to cleaning solutions.
• Reasoning Ability – Apply common sense to carry out instructions in written, oral, or diagram form; problem‑solve with multiple concrete variables.
• Computer Skills – Efficient use of internet and web‑based timekeeping software.

• Constantly (66‑100% of the time) on feet, stand, walk; climb stairs; bend, stoop, crawl, crouch, squat, kneel; use hands to grasp, grip, operate cleaning equipment; talk and hear; maintain vision abilities; lift up to 10 pounds.
• Frequently (33‑66% of the time) lift or move 10‑25 pounds; climb ladders and balance.
• Occasionally (1‑33% of the time) lift or move more than 25 pounds, usually with assistance or equipment.
