Summary

Responsible for the efficient administration of maintenance services and positive customer service for the Centerspace portfolio within the assigned region by performing duties personally or through maintenance staff.

Expectations

Requires no supervision, able to self‑direct and self‑motivate. Prioritizes and sets deadlines; assists others in doing the same. Demonstrates a high level of initiative, innovation, and understanding of the big picture. Delegates and mentors maintenance staff.

Essential Duties & Responsibilities

To perform the job successfully, an individual must be able to perform each essential duty satisfactorily.

Maintenance
  • Conduct property inspections and determine preventative maintenance requirements.
  • Complete minor and major repairs of mechanical or aesthetic issues.
  • Perform HVAC, electrical, plumbing, lighting, door, lock, and hardware maintenance.
  • Change light bulbs, service flush valves, clean mechanical rooms, plunge toilets, paint areas, perform carpet repairs.
  • Respond to building automation and security systems.
  • Perform general building preventative maintenance.
  • Monitor HVAC equipment.
  • Maintain environmental conditions of spaces for tenant and common use.
  • Provide assistance to the Community Manager and/or Regional Manager with tenant improvements.
  • Monitor and maintain tools.
  • Follow safety manuals and respond to test situations.
  • Maintain technical contacts and knowledge.
  • Participate in after‑hours on‑call programs.
  • Assist outside contractors with major inspections.
  • Serve as a key contact between the Regional Manager, Community Managers, and tenants.
  • Apply current knowledge or devise creative solutions to proactively resolve issues.
  • Participate in capital improvements.
  • Complete pre‑moveout and moveout inspections.
  • Schedule apartment turnovers to finish within five days of moveout.
Administrative
  • Maintain operating logs and record temperatures, pressures, and chemical levels of heavy equipment.
  • Complete reports and perform administrative duties to support projects.
  • Maintain accurate inventory levels of building mechanical systems.
  • Purchase parts and supplies from vendors; review pricing for competitive rates.
  • Stock items when received.
  • Participate in budgetary processes and employee discipline as requested.
Cleaning
  • Clean up vacant areas.
  • Remove debris from the building and grounds.
  • Provide backup for Community Porter.
Emergency Situations
  • Know and perform emergency procedures and duties as dictated by the site emergency manual.
  • Respond promptly to all emergency situations, fire alarms, and natural catastrophes.
  • Assist tenants and emergency personnel in evacuations.
Other
  • Communicate with property management, engineering staff, vendors, and tenants.
  • Analyze strengths and weaknesses of current products and services.
  • Brainstorm and research improvements and new products/services.
  • Participate in continuous improvement/quality initiatives.
  • Participate in cross‑functional meetings.
  • Serve as a resource and collaborate with internal and external customers.
  • May be responsible for snow removal and de‑icing as needed.
  • Assist and/or back up coworkers.
Leadership
