We are growing and looking to add a Maintenance Technician to join our team in Duluth, MN!

• Perform highly diversified duties relating to all aspects of maintenance.
• Monitor and maintain all building systems as assigned.
• Inspect units and overall property condition.
• Minor plumbing – fixture replacement, drain snaking, leak repairs, etc.
• Basic electric-fixture and device replacements, basic troubleshooting.
• Turnover unit painting as needed.
• Maintain landscaping and grounds.
• Complete resident work orders promptly.
• Maintain inventory for cost effective operations.
• Complete make‑ready process of vacant apartments.
• Travel to additional properties as needed.
• Snow removal and lawncare as needed.
• Coordinate and oversee contractors.
• Ensure repairs are within established expense limits.
• Carry a cell phone for on‑call maintenance including after‑hour emergency calls.
• Record detailed maintenance logs.
• Submit receipts, timesheets, and mileage in a timely manner.
• Maintain professional courteous manner with all residents, contractors, and fellow employees.
• Perform all work related activities in a fair, ethical, and consistent manner.
• Comply with safety regulations and maintain a clean and orderly work area.

• Demonstrated maintenance or repair experience.
• Knowledge of computer and software applications.
• Excellent organization and time management skills.
• Ability to handle confidential information.
• Must be willing to travel to other properties in the area as needed.
• Must have a valid driver's license.
• Ability to pass a criminal background check.

• Monday to Friday (flexible) 8:30am-5pm (some weekend availability required).
• On call.
