The Maintenance Technician’s primary responsibility is the planning, organizing and directing of the general maintenance and repair of Maple Court Veterans Apartments, including preventive maintenance of mechanical equipment systems, repairs and maintenance of resident units and all common areas. The position also has fiscal responsibility, with independent decision making for purchasing and budgetary management.
Responsibilities- Repair appliances and HVAC systems
- Receive all maintenance requests daily and perform accordingly while always providing residents with a positive customer service experience.
- 24‑hour emergency call duties, including weekends and holidays.
- Perform any preventative maintenance as instructed, including filter changes, battery changes, fire life safety checks, etc.
- Prepare and make ready vacancies – assist in delivering unit on scheduled lease date (e.g., changing filters, painting, cleaning carpets, performing routine maintenance).
- Assist in organizing and maintaining proper inventory levels of all essential supplies.
- Maintain and properly store all property equipment, keep all tools and equipment in good working order.
- Repair and occasionally clean common area items as directed.
- Notify management of illegally parked, unauthorized or abandoned cars in the parking lot.
- Distribute all memorandums or tenant correspondence as requested.
- Act as liaison or “eyes and ears” of the complex: notify Property Manager or Vice President of any tenant issues, vacancies, complaints, security or safety concerns and unusual or suspicious activities; investigate and resolve issues as directed.
- Perform other duties as needed or required, including those assigned to contractors as dictated.
- Walk property common areas (interior and exterior) for trash and debris on a daily basis.
- Maintain clear path to all stairwells, sidewalks and walkways on a daily basis.
- On a daily basis, remove all trash and debris in stairwells.
- Check and replace all light bulbs.
- Maintain clean and orderly appearance of trash areas – coordinate removal of any bulky items or additional pickups.
- Maintain professional appearance of all common areas, front entrances, mailboxes, signs and/or intercom panels.
- During winter, clear all entrance ways, walkways and lots to ensure they are cleared of snow and ice – apply ice melt or sand as needed.
- Water seasonal potted plants as needed.
- 40 hours a week with possible overtime as needed; working hours fall during Monday through Friday office hours when not on call.
- At least 2 years of single unit maintenance technician experience is required.
- Minimum high school diploma or trade school completion; must be literate and speak English.
- Reliable transportation and a valid driver’s license.
- Ability to lift 50 pounds; ability to operate all necessary hand tools and kneel, crouch, climb, and crawl to reach items in need of repair; frequently moving around to coordinate work.
- Knowledge of general appliance repair, electrical, plumbing, HVAC, and carpentry.
- Must be able to pass a background and drug screening.
