Portfolio & Operational Scope
- Oversee maintenance operations across a portfolio of approximately 5+ properties totaling ~800 units, all within close geographic proximity.
- Direct and support technicians assigned to multiple sites, ensuring consistent service standards, responsiveness, and quality across the portfolio.
- Act as the primary escalation point for maintenance technicians, vendors, and contractors.
- Manage and oversee maintenance budgets across multiple properties, ensuring cost control and alignment with organizational goals.
- Review and approve invoicing, vendor contracts, and third‑party service engagements.
- Partner with Property Management to align maintenance priorities with occupancy, leasing timelines, and asset preservation strategies.
- Previous apartment maintenance facilities technician experience required.
- Previous supervisory experience highly preferred.
The Supervisor, Technician Facility Maintenance leads staff responsible for facility maintenance services and operations including plumbing, electrical, preventive maintenance, HVAC, and data center maintenance and operations. Hands‑on skills across multiple trade subject areas are required.
Key Responsibilities- Supervise a staff of facilities maintenance workers performing maintenance service tasks in a specific trade.
- Ensure efficient operations of facilities and equipment through supervision of technical support staff and sourcing of outside technical and non‑technical support services. Ensure all systems, including utility infrastructure, are fully operational and inspected in accordance with accepted standards and practices, including preventive maintenance schedules.
- Develop and implement preventive maintenance and repair programs and procedures for assigned facilities.
- Supervise facility maintenance projects, ensuring projects are completed within approved schedules and budgets, and monitor progress.
- Identify current operational and maintenance needs and formalize operating plans and shop budgets to increase efficiency of the company’s facilities. Source and negotiate outside contractor services and products to meet and align with facility maintenance objectives.
- Respond to emergencies outside of normal working hours.
- Remain familiar with and align with all applicable federal, state, and local laws, codes, regulations, and ordinances.
- Provide performance management, salary planning and administration, training and development, workflow planning and day‑to‑day administration, hiring and placement, and disciplinary actions.
- May perform other responsibilities as assigned.
Reports to Manager/Director.
Typical Skills and Experiences EducationHigh school diploma or equivalent required. Associate of Science degree or technical school certificate or successful completion of Department of Labor approved training program or equivalent. Undergraduate studies strongly preferred.
License/Certification/DesignationState Fire Alarm, Level 1 Thermography Certification strongly preferred. Electrical license required (if mandated by state), Level 1 Vibration Certification, HVAC:
Universal CFC certificate, State Stationary Engineer’s license or equivalent coursework required.
Associates must acquire required federal and/or state licenses/registrations within the designated time period. Additional licenses/registrations may be required when new products and services are implemented. Failure to obtain required licenses/registrations within the designated time period results in ineligibility to continue in the position.
ExperienceAt least six years of relevant experience in specific trade as noted above.
Knowledge, Abilities and SkillsMust have thorough knowledge of HVAC mechanical and life safety systems, motor controls, vibration analysis and equipment balancing; all codes, principles and techniques associated with the installation, maintenance, repair and operation of HVAC mechanical systems and devices.
