Position Summary
The Service Manager is responsible for leading and managing all maintenance operations at the property. This includes oversight of preventative, corrective, routine, emergency, and cosmetic maintenance, as well as the apartment make-ready process.
This role ensures the community is maintained to the highest standards while delivering exceptional service to residents, developing team members, and operating efficiently within budgetary guidelines.
Key Responsibilities
- Lead, coach, and develop the service team, fostering a culture that reflects Ginkgo’s values and promotes accountability and growth
- Plan, schedule, and assign daily maintenance tasks, ensuring work is completed accurately, efficiently, and on time
- Oversee all aspects of property maintenance, including service requests, preventative maintenance, and apartment turns
- Ensure service requests are completed with a strong focus on resident satisfaction putting People First in every interaction
- Coordinate and manage third-party vendors and subcontractors; assist in the bidding process and ensure quality and cost control
- Operate within budgetary guidelines, making strategic decisions regarding repairs, staffing, and vendor usage
- Perform regular inspections of the property, units, and systems to ensure safety, cleanliness, and operational efficiency
- Maintain inventory, order supplies, and manage purchase orders and invoices through property management systems
- Ensure compliance with all safety regulations, company policies, and local/state requirements
- Participate in on-call rotation and respond to after-hours emergencies as needed

- Continuously improve processes and develop team capabilities to Cultivate & Elevate performance
Qualifications/Requirements
- Minimum of 3 years of maintenance experience (multifamily required)
- Minimum of 2 years of experience managing at least two direct reports
- HVAC, EPA, and CPO certifications
- Strong knowledge of building systems including HVAC, plumbing, electrical, and appliances
- Experience with property management software (e.g., Onesite, Yardi, or similar) preferred
- Strong leadership, organizational, and problem-solving skills
- Excellent communication and customer service skills
- Ability to manage multiple priorities and act decisively with purpose
- Valid driver’s license
- Availability for rotating weekends and on-call emergency maintenance
Key Physical Demands
- Lifting & Carrying: Ability to regularly lift and carry up to 50 pounds; team assistance or mechanical support may be required for heavier items (50–100+ pounds)
- Mobility & Stamina: Ability to stand, walk, bend, stoop, kneel, and crawl for extended periods throughout the workday
- Agility & Positioning: Ability to work in confined or awkward spaces, including crawlspaces, under equipment, or in kneeling or crouched positions
- Climbing: Ability to safely climb ladders and stairs, including accessing rooftops and elevated areas for maintenance tasks (e.g., HVAC systems)
- Manual Dexterity: Frequent use of hands and fingers to operate tools, equipment, and controls with precision
- Environmental Conditions: Ability to work in a variety of environments, including exposure to heat, cold, noise, humidity, dust, and chemicals
- Strength & Endurance: Ability to push, pull, and maneuver equipment, materials, and tools as required for maintenance tasks
