Summary Of Position

The Maintenance Assistant plays an integral role in supporting our team and community by maintaining and improving the overall appearance of the property and ensuring residents receive unparalleled service through timely repairs and preventative maintenance.

Position Details

Shift: Full Time, Day Shift

Wage: $20-$25 Hourly

Essential Job Functions
  • Ensure the physical aspects of apartments meet company standards and track accomplishments.
  • Assist with timely apartment-ready turns, including repairs, painting, cleaning, and miscellaneous tasks.
  • Complete maintenance service requests, document status, and ensure follow‑through.
  • Assist with repairs such as appliances, fixtures, plumbing, fittings, glass, tile, carpet, screens, trash disposals, blinds, and locks.
  • Complete daily maintenance of grounds and communal areas, handling lighting, snow removal, and trash removal.
  • Perform snow and ice removal using appropriate tools and materials.
  • Manage materials and maintenance equipment responsibly.
  • Attend training seminars as required.
  • Maintain shop and storage areas in a neat, orderly, and working condition.
  • Interact positively with residents to maintain high satisfaction levels.
  • Demonstrate professionalism and integrity as a community representative.
  • Contribute to cleanliness and curb appeal of the community.
  • Comply with HUD, Fair Housing rules, and industry regulations.
  • Operate within OSHA standards and company safety policies.
  • Perform other job‑related duties as assigned.
Knowledge and Critical Skills
  • Make independent decisions and follow instructions.
  • Tactfully handle interactions with personnel, residents, and the public.
  • Work with ill, disabled, elderly, or emotionally upset individuals within the facility.
  • Communicate effectively with supervisors, teammates, prospects, residents, and families.
Education and Experience
  • Meet all applicable state and federal requirements.
  • High School Diploma or equivalent.
  • One or more years of general maintenance experience or a combination of education and experience in a related field preferred.
  • Ability to attend and pass company certification courses (e.g., pool operator, boiler license, EPA certification).
Supervisory Responsibility

This position does not have any direct reports or supervisory responsibilities.

Working Conditions and Physical Demands

Physical Requirements
  • Prolonged standing and walking on property.
  • Lift, carry, push or pull up to 50 pounds as needed.
  • Operate machinery and equipment, including computers and hand tools.
  • Bend, stoop, kneel, climb, and twist as necessary.
  • Assist in evacuation during emergencies if required.
Cognitive Requirements
  • Execute tasks independently.
  • Express yourself clearly and effectively.
  • Maintain general computer literacy.
Environmental Requirements
  • Exposure to variable temperatures and conditions.
  • Routine maintenance‑related noise, dust, and cleaning products.
  • Typical workplace hazards associated with facility and grounds maintenance.
Other Requirements
  • Work nights and weekends upon request.
  • On‑call work and availability are required.
