Supervises HVAC Mechanic, Maintenance, Refrigeration Specialists

Job Summary This position is responsible for the supervision of maintenance personnel to ensure proper maintenance and repair of all facilities. This includes project management, immediate operational and safety concerns and maintaining preventative maintenance programs. Performs preventative maintenance work to keep equipment in peak operating condition. Duties may involve water treatment work. Oversee all the HVAC related systems and RTU's.

• Ensure compliance with applicable Tribal, Federal and other laws and gaming regulations and Kickapoo Lucky Eagle policies and procedures.
• Ensure the highest possible standards of guest services by properly listening and responding to guest and team member concerns and questions.
• Supervise day-to-day activities of team members, including performance reviews, rewards, discipline, time and attendance, scheduling, shift bids, training, planning work, assigning work, directing work, addressing complaints and resolving issues.
• Respond to emergency situations for the purpose of resolving immediate safety concerns.
• Use standardized procedures and practice excellent communication with other staff to ensure operation within defined budget.
• Participate in objective plan setting and plan development.
• Monitor the use and inventory of spare parts, maintenance supplies and equipment and initiate reordering when necessary.
• Supervise HVAC Mechanic, Refrigeration Specialists and other non‑trade maintenance to maintain all HVAC systems and related kitchen equipment of the Casino property.
• Prepare reports, analyze data and make recommendations to Building Manager for improving facility operations and solving maintenance-related problems.
• Monitor maintenance and operation equipment and systems consistently to minimize unplanned downtime; anticipate and solve problems in a timely manner, and identify opportunities for improvement.
• Initiate and carry out projects that improve overall property efficiency and/or reduce operating costs.
• Assist with planning and implementing building improvements and expansions.
• Perform servicing, testing, inspections and repairs on equipment including HVAC components, electrical equipment, air compressors, cooling towers, hot and cold loops, humidifiers, boilers and chillers.
• Change belts and filters, grease motors, visually check compressors, pumps and other HVAC equipment; clean and lubricate shafts, bearings, gears and other parts of machinery.
• Clean air handling units, check fan/blower CFM, check temperature of bearings, test motors for amperage, voltage and RPMs.
• Test emergency generators; inspect components for abnormal wear, check battery level, fuel level, oil level and temperature, run hours, amps, volts and HZ on each phase, battery charger reading and block heater.
• May diagnose and remedy heating and cooling problems and malfunctions; troubleshoot supply line and drain problems; use power auger to clear lines.
• Use personal protective equipment (PPE) as required.
• Use precision testing equipment to perform preventative maintenance activities.
• Report all injuries, incidents and faulty equipment immediately to the Building Manager.
• Demonstrate and promote KLECH core values and MAD skills.
• Manage and maintain security of confidential information entrusted to position.
• Attend and satisfactorily complete all required training as assigned.
• Monitor compliance with Federal currency transaction reporting requirements, Title 31 requirements and IRS Currency Transaction Reports and property established Anti-Money Laundering policies. Maintain accurate MTL, MIL, CTR and SAR as needed.

• Must have High School Diploma or GED.
• Minimum three (3) years of progressive building maintenance including HVAC experience.
• HVAC License required.
• Mechanical knowledge of machines and tools, including their designs, uses, repair, and maintenance.
• Working knowledge of commercial HVAC systems and patterns of use.
• Knowledge of refrigerant systems, expansion valves, compressors, motors, coil units and other component parts.
• Working knowledge of evacuation and control systems.
• Knowledge of building operations and control systems.
• Knowledge of UPS Systems and backup generators.
• Strong communication skills in English both written and oral. Spanish or other language skills a plus.

• Qualified Kickapoo Traditional Tribe of Texas Members and qualified Native American preference is observed.

• Ability to work independently with minimal supervision.
