Working Foreman – Vacant House Turnover
Pew Pew Guru LLC is seeking an experienced, dependable Working Foreman to lead a small crew responsible for preparing vacant residential properties for occupancy. This is a hands-on leadership role—the foreman will supervise the crew while also working alongside team members to complete cleaning, debris removal, minor repairs, and property turnover activities.
Duties & Responsibilities- Lead, organize, and work alongside a vacant-house turnover crew.
- Review assigned work orders and property requirements before beginning work.
- Assign daily tasks and ensure crew members remain productive.
- Perform and oversee detailed cleaning, trash and debris removal, and property preparation.
- Perform minor maintenance and repairs using basic hand and power tools.
- Identify conditions requiring additional repairs or management approval.
- Take and organize before-and-after photographs of completed work.
- Monitor labor hours and keep projects on schedule.
- Maintain and account for company tools, equipment, chemicals, and supplies.
- Ensure employees follow established safety procedures and proper chemical-handling practices.
- Conduct final quality-control inspections before properties are submitted as complete.
- Communicate property issues, delays, additional work, and supply needs to management.
- Train and coach crew members on proper procedures and workmanship standards.
- Previous experience supervising or leading a cleaning, maintenance, construction, property-turnover, or similar crew.
- Willingness to perform physical work alongside the crew.
- Experience with residential or commercial cleaning and/or property maintenance.
- Ability to use common hand and power tools.
- Ability to read and follow work orders, checklists, and written instructions.
- Strong attention to detail and commitment to quality.
- Ability to manage multiple employees and keep work on schedule.
- Ability to lift and move approximately 50 pounds and perform physically demanding work.
- Comfortable working in vacant properties that may be dirty, cluttered, hot, cold, or temporarily without utilities.
- Reliable transportation and dependable attendance.
- Ability to use a smartphone for photos, communication, and work documentation.
- Vacant-unit or housing turnover experience.
- Public housing, property management, apartment maintenance, or make-ready experience.
- Carpentry, drywall, painting, flooring, plumbing, or general maintenance experience.
- Previous responsibility for final inspections or quality control.
- Experience training or supervising employees.
- Knowledge of cleaning chemicals, equipment, and safe work practices.
- Strong problem-solving and time-management skills.
The ideal candidate is a working leader who can take ownership of an assigned property, organize the crew, solve problems in the field, maintain high quality standards, and complete turnovers efficiently without requiring constant supervisior.
