Our Maintenance Director oversees maintaining residents’ living areas to high standards, resolving resident complaints promptly and politely, and ensuring a comfortable, safe environment. The candidate must be pleasant, detail oriented, and friendly.

• Perform general maintenance work on a daily basis, including replacing light bulbs, repairing electrical, plumbing, HVAC, and appliances.
• Prepare resident rooms for new occupants by painting, cleaning carpets, and providing other maintenance activities, working as a team member when required.
• Maintain the grounds by mowing, sweeping, trimming trees and shrubs, ensuring the outside grounds are always presentable.
• Conduct daily inspections of the building exterior and ground equipment; inspect storage rooms, work rooms, utility/janitorial closets to assure equipment is available and working properly.
• Keep accurate maintenance records of work done, inventory, and purchasing. Manage expenses through budget knowledge. Purchase maintenance supplies, tools, and appliances. Maintain master key system inventory.

• 5+ years of related maintenance experience and formal training in carpentry, plumbing, painting, HVAC, refurbishing, or cleaning.
• Ability to perform general maintenance repair needs, problem solve, plan, organize, communicate, and cooperate with others.
• Supervisory/leadership experience necessary; supervisory experience of a team of 5+ persons.
• Knowledgeable in building codes and safety regulations.
• Budget analysis and financial tracking experience.
