Regional Maintenance Coordinator
Winn Companies is looking for an organized and detail-oriented Regional Maintenance Coordinator to join our team in Sandoval West, a 224-unit affordable housing community located in El Paso, TX.
In this role, you will oversee the maintenance operations of the properties in your respective region, while also serving as the point of contact for all the maintenance personnel and keeping up with the required financial controls and regulatory requirements. The selected candidate will adhere to a Monday through Friday schedule with the ability to work on-call shifts.
Responsibilities:
- Oversee maintenance operations.
- Maintain curb appeal and building interior & exterior to Winn standards.
- Review building systems for proper operations.
- Ensure all site logs are being kept and are correct.
- Ensure apartment upkeep & unit turnovers are completed to Winn standards.
- Ensure work orders are completed in a timely fashion. Review WOPR.
- Ensure seasonal maintenance and snow removal is completed in a safe & timely fashion.
- Will perform yearly safety and maintenance audits for each site in region.
- Ensure employee & site safety.
- Respond to and coordinate efforts in emergency situations on site, such as fires and floods, during and after normal business hours.
- Maintain Winn standards and expectations at all Winn locations.
- Assist with financial controls.
- Work with property manager to adhere to budgets.
- Partner with manager to forecast budgets & financial reviews.
- Ensure timing of capital projects & completion dates, review 3-bid packages, and approve scope of work.
- Assess, analyze and recommend property projects, in conjunction with maintenance leadership.
- Adhere to regulatory requirements.
- Ensure compliance of all properties with federal, state, and local legislation.
- Responsible for pre-inspection of properties prior to REACs ensuring above average inspection results.
- Act as technical lead for maintenance personnel, in conjunction with Regional Maintenance Manager.
- Assess, propose, and provide training for maintenance personnel.
- Review Open Position Report & Work with site manager to fill the positions quickly.
Requirements:
- High school diploma or GED equivalent.
- 5-8 years of relevant work experience.
- Knowledge of financial and budget control.
- Experience with capital project management and enforcing safety regulations.
- Experience with REAC.
- Proficiency in Microsoft Office.
- Superb attention to detail.
- Good organizational and recordkeeping skills.
- Excellent customer service skills.
- Solid verbal and written communication skills.
Preferred Qualifications:
- Vocational or technical training in property/facilities management or relevant trade.
- CAMT certification.
