The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter also supports the make‑ready process in accordance with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

• Community Maintenance—regular/daily onsite attendance required.
• Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas.
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and common areas are completed promptly.
• Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
• Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
• Understand and follow Asset key policy.
• Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
• Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
• Participate in unit inspections as requested.
• Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
• Utilize property resources, equipment, and supplies economically.
• Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
• Participate in on‑call emergency response at the community.
• Excellent customer service—monitor service request turnaround and responsiveness.
• Project a favorable image of the community to achieve property objectives and public recognition.
• Ensure consistency in dealing with residents on all matters.
• Enforce policies of the community that the immediate supervisor delegates.

• High School Diploma or Equivalent.
• Basic computer skills required to understand and perform all on‑site software functions.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

• Regular movement required to accomplish tasks and move between work sites and traverse flat and uneven terrain.
• Frequent ladder, stair, ramp, and step stool use; overhead positions or reaching, repeat motions involving wrists, hands, or fingers; lifting and placing objects of 100+ lbs.; operating motor vehicles or golf carts; exposure to outdoor weather elements and hazardous chemicals.
• Occasional need to move self in different positions; work in tight and confined spaces; extended standing or sitting; operate machinery and power tools; assess accuracy, neatness, and thoroughness of work; overtime, weekends, night hours…
