Data Center Mechanical Lead​/HVAC

The Centersquare Lead Data Center Facilities
- Mechanical is accountable for planning, maintenance, and documentation of operations and associated mission critical infrastructures, aiming for economy and maximum utilization of facilities, equipment, and contract resources. As a member of the Facilities Team, the Lead Data Center Facilities (Mechanical) supports mentoring junior staff to ensure continuity of training and quality results. The Lead ensures effective oversight of all contractor activity and maintains fiscal responsibility of projects and maintenance practices.

• Provide 24x7 on-call emergency support to maintain the highest level of integrity and availability of building systems and mechanical infrastructure efficiency.
• Work directly with customers and support staff to identify and troubleshoot issues, including physical tasks like standing, bending, and kneeling.
• Perform security and facilities rounds to ensure site integrity.
• Maintain mechanical infrastructure per manufacturer’s recommendations and specifications. Coordinate services of maintenance contractors and service providers.
• Manage projects and coordinate with professional consultants and contractors for building repairs and capital improvements.
• Conduct inspections, surveys, and develop recommendations to improve, repair, or modify mechanical systems for operational integrity and energy efficiency.
• Interface with building management systems and other automated tools to ensure operational efficiencies.
• Maintain vendor relationships for building repair and maintenance.
• Provide on-call emergency response as per schedule.
• Interface with Sales and Project Management teams as needed.
• Assume Facilities Manager duties during their absence.
• Oversee projects, directing project teams and contractors.
• Lift equipment up to 50 lbs, including server lifts where applicable.
• Manage contractors, projects, and maintenance activities related to mechanical systems.
• Evaluate building system data to ensure efficiency and effectiveness.
• Perform daily inspections and document infrastructure components.
• Develop standard and emergency operating procedures, work scopes, and technical documentation.
• Establish cost estimates and participate in procurement processes.
• Develop project budgets and monitor resource use.
• Design and maintain space configurations for optimal hot/cold aisle setup.
• Support space and capacity evaluations.

• Bachelor’s degree in a technical field or equivalent experience.
• State Plumbing or A/C License preferred.
• Military training or technical certifications desired.
• At least 5 years of experience in mission-critical environments.
• Extensive knowledge of HVAC, plumbing, glycol systems, DX systems, CRAC units, humidifiers, chillers, RTUs, chilled water pumps, leak detection, sump pumps, ductwork, VAVs, VFDs, cooling towers, digital controls, BMS, fire detection, and suppression systems.
• Self-starter with problem-solving skills and minimal supervision.
• Strong communication skills, both verbal and written, with experience in technical writing and customer presentations.
• Team player with organizational and troubleshooting skills.
• Familiarity with local/national codes, regulations, and permit processes.
• Understanding of budgets and procurement processes.
• Proficient with Computerized Maintenance Management Systems (CMMS), BMS, ERP, and MS Office Suite. Familiarity with AutoCAD, Maximo, ALC, SAP, and CAFM is preferred.
