Laguna Creek Apartments – Maintenance Technician II – Elk Grove, CA
American Property Management is hiring a Maintenance Technician II to work at Laguna Creek Apartments, a 160‑unit garden style apartment community built in 2003.
Position Overview- Schedule:
Monday–Friday 7:00 AM–4:00 PM; additional hours may be required. - On‑site requirement: physical presence during scheduled hours; not open to current residents.
- Must live within 30 miles of the property and have reliable transportation.
- Compensation: $25 to $28 per hour, plus monthly leasing bonuses.

- 2+ years’ experience in multifamily or hotel maintenance within the last 10 years; preferred 2+ years.
- Experience with unit turn process from start to finish.
- Experience tracking and maintaining inventory.
- Provide own basic hand tools; company supplies power tools.
- Customer service experience required.
- Driver’s license required.
- HVAC certification preferred for CA/AZ HVAC properties.
- CPO certification preferred for pool properties.
- High school diploma or GED required.
- Attention to detail, organizational skills, teamwork, positive outlook, responsibility, and pride in work.
- Fluent in English; strong reading, speaking, writing.
- Use discretion and independent judgment to evaluate quality of work.
- Assist in getting units “rent‑ready.”
- Abide by safety requirements and use chemicals and equipment safely.
- Maintain grounds, work and storage areas, dumpster areas to ensure curb appeal.
- Paint and clean as needed for timely turnover.
- Ensure lawns, entryways, walkways, driveways are mowed, trimmed, blown, debris cleared.
- Maintain and service equipment regularly for safe operations.
- Be on‑call for emergencies or snow removal.
- Maintain and enforce all company policies and procedures.
- Clean units as needed.
