Laguna Creek Apartments – Maintenance Technician II – Elk Grove, CA

American Property Management is hiring a Maintenance Technician II to work at Laguna Creek Apartments, a 160‑unit garden style apartment community built in 2003.

Position Overview
  • Schedule:

    Monday–Friday 7:00 AM–4:00 PM; additional hours may be required.
  • On‑site requirement: physical presence during scheduled hours; not open to current residents.
  • Must live within 30 miles of the property and have reliable transportation.
  • Compensation: $25 to $28 per hour, plus monthly leasing bonuses.
  • Medical, dental, vision benefits – employer pays 85% of premiums.
  • 401(k) contribution with annual company match.
  • Paid sick leave, vacation, holidays: 11 paid holidays including 2 personal holidays of your choice.

What We’re Looking For (Qualifications)
  • 2+ years’ experience in multifamily or hotel maintenance within the last 10 years; preferred 2+ years.
  • Experience with unit turn process from start to finish.
  • Experience tracking and maintaining inventory.
  • Provide own basic hand tools; company supplies power tools.
  • Customer service experience required.
  • Driver’s license required.
  • HVAC certification preferred for CA/AZ HVAC properties.
  • CPO certification preferred for pool properties.
  • High school diploma or GED required.
  • Attention to detail, organizational skills, teamwork, positive outlook, responsibility, and pride in work.
  • Fluent in English; strong reading, speaking, writing.
Your Role (Responsibilities)
  • Use discretion and independent judgment to evaluate quality of work.
  • Assist in getting units “rent‑ready.”
  • Abide by safety requirements and use chemicals and equipment safely.
  • Maintain grounds, work and storage areas, dumpster areas to ensure curb appeal.
  • Paint and clean as needed for timely turnover.
  • Ensure lawns, entryways, walkways, driveways are mowed, trimmed, blown, debris cleared.
  • Maintain and service equipment regularly for safe operations.
  • Be on‑call for emergencies or snow removal.
  • Maintain and enforce all company policies and procedures.
  • Clean units as needed.
