  • The Role

    Open Management is hiring a Seasonal Part‑Time Maintenance Technician at one of our manufactured housing communities in Nevada. This is a part‑time, seasonal role.

    Part‑time maintenance technicians are responsible for performing routine and preventative maintenance, including unit turns to maintain the physical integrity of the mobile home park. They conduct home/building maintenance repairs and are responsible for the cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. They are also expected to provide excellent customer service to prospective and current residents at all times.

    Compensation

    Hourly Rate: $12.00 - $15.00

    What You’ll Do Maintenance & Repairs
    • Respond to tenants’ maintenance requests as directed by the park manager
    • Complete property maintenance requirements including, but not limited to: cleaning, painting, interior/exterior maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, and more
    • Complete unit turns including cleaning, painting, and basic repairs
    • Repair and fabricate window and door screens and frames
    • Remove floor tile, sheet vinyl, ceramic floor tile, and plywood; remove damaged drywall
    • Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances as needed
    Groundskeeping & Seasonal Work
    • Perform routine groundskeeping including mowing, trimming, and general landscape upkeep
    • Assist with seasonal setup/cleanup tasks such as irrigation startup/shutoff, storm preparation, or site clearing
    • Dig, fill, and tamp earth excavations; level grounds using a pick, shovel, tamper, and rake; shovel concrete; clean culverts and ditches; cut trees and brush; operate power tools and lawn mowers
    • Operate power blowers or use brooms to clean rooftops, sidewalks, and driveways of leaves and debris; ensure worksite clean‑up
    Community Support
    • Inspect and maintain common areas, roads, signage, and amenities
    • Maintain cleanliness and safety of common areas and vacant lots
    • Conduct move‑in/move‑out inspections and report on needed repairs
    • Load and unload trucks and conveyances; move supplies and materials to proper locations; collect refuse and salvageable materials
    • Transport equipment, furnishings, and appliances to job sites
    • Report major maintenance issues to the park manager
    • Ensure all tools and equipment are properly maintained and safely used
