Job Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Key Responsibilities- Assists and completes work orders generated from resident requests for service, and routine community upkeep by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing pre‑move-out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Develops standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect high quality community standards.
- Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
- Periodically inspects work performed by contractors, vendors, and other service providers to verify that work, materials and services meet quality standards, scope and specifications as required.
- Maintains adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists the Community Manager in developing the budget for regular repair and maintenance and capital projects.
- Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, practicing correct tool usage, and minimizing wasteful use of materials and supplies.
- Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and accessible, and keeps up to date on OSHA and other safety laws and requirements to ensure community compliance.
- Demonstrates customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints; addresses maintenance work orders with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- 1–2 years of maintenance supervision experience.
- Experience in property management maintenance, other building maintenance, or related trades.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building systems.
- Knowledge of OSHA regulations and commitment to workplace safety.
- Proficiency in customer service and interpersonal communication skills.
- Ability to read, write, and communicate effectively for department operating policies.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property‑management system experience preferred.
- Mathematical competence in basic arithmetic and decimals for reviewing financial documents.
- EPA certifications Type I and II or Universal if the position requires sealed HVAC system testing or refrigerant handling.
- All certifications required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart, if applicable.
- Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
- Ability to work inside and outside in all weather conditions.
- Capacity to push, pull, lift, carry, or maneuver weights up to 25 lb independently and up to 50 lb with assistance.
- Flexible work schedule, including calls during evenings, weekends, and holidays.
- Eligibility to travel locally for business meetings, training, or meetings as required by the position.
- Seeking a detail‑oriented Service Supervisor with lease‑up and construction management experience.
Pay range: $32.00 - $35.00 per hour (San Diego, CA).
