Maintenance Supervisor – San Diego, California
Responsibilities- Supervise and direct a team of maintenance technicians, assign tasks, and ensure work is completed efficiently and to a high standard.
- Provide on‑job training for maintenance staff, ensuring they understand property systems and maintenance procedures.
- Perform and oversee repairs on HVAC, plumbing, electrical, and other equipment, addressing issues as they arise.
- Respond to and prioritize work orders from residents, ensuring timely and effective resolution.
- Implement and manage a preventive maintenance schedule to keep all systems and equipment functioning properly.
- Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify maintenance needs or safety hazards.
- Ensure compliance with local, state, and federal safety and building codes.
- Operate within the maintenance budget, ensuring repairs and maintenance are cost‑effective.
- Maintain an inventory of tools, equipment, and supplies, ensuring the team has what it needs.
- Obtain quotes, recommend vendors, and assist in managing contracts for outsourced work.
- Coordinate with internal stakeholders and contractors for specialized repairs or large projects, ensuring work meets specifications and stays within budget.
- Be available for after‑hours emergencies, ensuring critical repairs are handled promptly.
- Interact with residents professionally, addressing maintenance concerns and ensuring satisfaction.
- Implement and enforce safety procedures for the maintenance team, preventing accidents and injuries and ensuring OSHA compliance.
- Maintain accurate records of maintenance activities in Sight Plan or shared trackers.
- Provide regular updates to property management on the status of maintenance activities, including significant issues or trends.
- Perform any additional duties as needed.
- High school diploma or GED equivalent.
- 3–5+ years of property management or related experience.
- HVAC and/or CPO license preferred.
- Valid driver’s license (required for golf‑cart operation).
- Proficient knowledge of electrical, plumbing, and appliance repair with hands‑on experience.
- Knowledge of environmental/industrial hazards (asbestos, lead, mold, radon) applicable to residential housing.
- Ability to use a personal smart device for property operations and communication apps.
- General understanding of Microsoft Office and property management software.
- Ability to read, write, and speak English.
- Proven organizational and time‑management skills.
- Ability to supervise at least two associates.
- Work in a fast‑paced indoor and outdoor setting.
- Multitask and adapt quickly to changing priorities.
- Handle tight deadlines and high‑energy work situations.
- Frequent client or customer interaction.
- Maintain a professional demeanor and effective communication skills.
- Work any day of the week, 52 weeks a year; comply with scheduled hours and attend required training.
- Perform heavy lifting (over 50 pounds) and frequent standing, walking, bending, and other strenuous activities.
- May operate heavy machinery or perform physically demanding tasks regularly.
- Occasional travel to various properties; minimal travel for meetings, training, or conferences.
- Provide formal supervision to associates.
- Recommend staff recruitment, selection, promotion, and advancement.
- Plan and monitor staffing levels, including overtime.
- Prepare and deliver performance appraisals.
- Mentor and coach team members.
- Lead by example and model workplace behaviors.
- Communicate technical or factual information to colleagues and managers.
