Position Summary

Navarino Property Management is seeking an experienced Maintenance Supervisor to lead maintenance operations across a portfolio of multifamily residential properties. This position is responsible for directing maintenance teams, ensuring properties are safe and well maintained, managing work orders and preventive maintenance, and partnering closely with Property Managers and Regional leadership.

The ideal candidate is a hands-on leader and strong problem solver who can prioritize competing needs, hold teams accountable, manage vendors, and ensure work is completed efficiently, safely, and to Navarino’s standards.

Key Responsibilities

  • Oversee day-to-day maintenance operations across an assigned portfolio of properties.
  • Lead, schedule, train, and hold maintenance technicians accountable for performance and quality of work.
  • Partner with Property Managers to prioritize work orders, apartment turns, preventive maintenance, and property improvement projects.
  • Inspect properties regularly and proactively identify maintenance, safety, and building-condition issues.
  • Diagnose and assist with repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, and general building systems.
  • Monitor work orders and ensure repairs and service requests are completed accurately and within established timelines.
  • Oversee apartment turns and ensure units are completed to company quality standards and ready for occupancy.
  • Coordinate and monitor outside contractors and vendors, including scheduling, scope of work, quality, and costs.
  • Maintain accurate maintenance records, inventory, equipment, and documentation.
  • Develop and monitor preventive maintenance programs to reduce emergency repairs and extend the life of building systems.
  • Ensure compliance with company policies, safety standards, and applicable federal, state, and local requirements.
  • Assist with maintenance budgets, capital projects, purchasing, and cost control.
  • Participate in emergency/on-call support as required.
  • Promote a professional, responsive, and service-oriented maintenance culture focused on resident satisfaction.

Minimum Qualifications

  • High school diploma or equivalent.
  • 5+ years of multifamily, residential, commercial, or related maintenance experience.
  • 2+ years of maintenance supervisory or leadership experience preferred.
  • Demonstrated ability to lead and develop maintenance personnel.
  • Strong knowledge of building systems, maintenance practices, and troubleshooting.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to prioritize multiple properties, projects, and urgent maintenance needs.
  • Valid driver’s license and reliable transportation.
  • Ability to perform and oversee physically demanding maintenance work as required.

Additional Experience/Skills

  • Trade certification or technical training in HVAC, plumbing, electrical, or a related field is a plus.
  • EPA, OSHA, CPO, or other relevant certifications are a plus.
  • Experience managing maintenance operations across multiple multifamily properties.
  • Experience with property management or maintenance software.
  • Experience with budgeting, purchasing, vendor management, and capital projects.
  • Strong understanding of preventive maintenance and asset preservation.
