Building and Maintenance Supervisor

The Building and Maintenance Supervisor oversees, coordinates, and executes the comprehensive maintenance, cleanliness, security, and safety of all district buildings (Main Campus and Learning Center), facilities, grounds, and equipment. Reporting directly to the Superintendent, this 12-month role blends hands-on technical work, personnel and contractor supervision, budget collaboration, and regulatory compliance.

Minimum Qualifications:

  • Education & Experience:

    High school graduate supplemented by technical/maintenance training. Previous supervisory experience required.
  • Institutional Maintenance:
    Minimum of three years of experience maintaining large institutional buildings. Must possess hands-on proficiency in:
    • Heating, ventilation, air conditioning (HVAC), plumbing, and electrical repair/wiring systems.
    • Operation of power equipment, light vehicles, hand tools, and grounds-keeping machinery.
    • Proper application of cleaning agents, protective coatings, sanitizers, and disinfectants across various surfaces.
    • Comprehensive grounds-keeping, including turf management and safe pesticide application.
  • Licensure:
    Hold and maintain a valid Michigan driver's license.
  • Physical Requirements:

    Must successfully pass a board-approved physical examination. Position requires regular bending, light lifting, and occasional heavy lifting associated with heavy physical labor.

Core Responsibilities:

  • Facility & Grounds Management
    • Plan, manage, and execute an ongoing preventative maintenance and asset preservation program covering floors, fixtures, windows, utilities, and structural components.
    • Coordinate, oversee, and log daily facilities and custodial routines (including dusting, sweeping, vacuuming, window washing, and whiteboard care).
    • Oversee comprehensive grounds-keeping, including neatness of walkways/play areas, grass cutting, tree trimming, and winter snow/ice management.
    • Manage the proper storage, handling, and disposal of trash and waste in strict accordance with local laws.
    • Ensure physical spaces are adapted for school activities by coordinating the safe movement of furniture and equipment.
  • Supervisory & Administrative Leadership
    • Direct, schedule, supervise, and formally evaluate maintenance staff and independent contractors (including masonry, carpentry, electrical, HVAC, and plumbing professionals).
    • Manage inventory control for all supplies, equipment, and fuel; proactively submit replacement requisitions to the Superintendent to prevent service disruptions.
    • Collaborate with the business office on facility budgeting and the procurement of sealed bids when applicable.
    • Effectively communicate with district and building personnel about building and maintenance operations.
    • Attend training as requested.
  • Safety, Security, & Compliance
    • Act as the primary building custodian for safety: establish and execute daily opening/closing procedures, secure all doors/windows, and manage efficient lighting usage.
    • Perform daily operational safety checks on exit doors and panic hardware during building occupancy hours.
    • Conduct regular, scheduled safety inspections of playground equipment and building fire-safety systems to ensure regulatory compliance.
    • Stay current with and implement all pertinent occupational health and safety standards (OSHA/MIOSHA), the Americans with Disabilities Act (ADA), and NEOLA Board policies.
  • Operational Availability & On-Call Response
    • Remain on school premises during normal school hours, and during authorized non-school hours events when attendance is required by the Superintendent.
    • Provide continuous oversight and respond directly to automated building alerts or emergencies after hours and on weekends.
    • Assume other operational duties and responsibilities as assigned by the Superintendent.
