Job Overview

Ensure the physical aspects of the community are maintained, meeting standards for grounds, amenities, and overall curb appeal, while supporting the service team.

Essential Responsibilities
  • Inspect the community daily to remove litter, debris, pet droppings, and maintain neat common areas and amenities.
  • Remove trash from vacant apartments before make‑ready, transfer it to the appropriate dumpster or storage area, and maintain storage areas clean.
  • Complete assigned minor and routine service requests from the Service Supervisor or Community Manager, and assist the make‑ready specialist in the turn process.
  • Change all locks per policy and ensure gates to all pool areas function according to codes and safety standards.
  • Distribute notices and communications to residents as needed.
  • Report any observed hazard or potentially dangerous situation to the appropriate supervisor.
  • Provide customer‑service by treating residents respectfully, answering questions, and responding sensitively to maintenance complaints.
  • Comply with safety and risk‑management policies, attend routine safety meetings, complete required OSHA and related training, and report accidents promptly.
Required Licenses or Certifications
  • Valid driver’s license to operate a golf cart on property.
Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside under all weather conditions.
  • Push, pull, lift, and carry weights up to 25lb. independently and 50lb. with assistance.
  • May need to travel for support of other properties, training, or meetings.
  • Work a flexible schedule, including evenings, weekends, and holidays, as well as call duties.
Compensation

Hourly rate: $18.00–$20.00.

Bonus Eligibility
  • Corporate positions: eligible for quarterly or annual bonus based on performance.
  • Onsite property positions: eligible for weekly, monthly, or quarterly bonus programs.
