This role oversees and performs technical and mechanical work that ensures the interior and exterior of community buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description- Assists and completes work orders generated from resident requests for service and routine upkeep by diagnosing problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees and completes the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins by conducting pre‑move‑out inspections, creating a punch list of needed maintenance, scheduling vendors and contractors, ordering supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Develops standards for the cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect high quality and Greystar standards.
- Periodically inspects work performed by service team members to evaluate policy effectiveness and develop corrective action plans as needed.
- Inspects work performed by contractors and vendors to verify that materials and services meet quality standards, scope, and specifications.
- Maintains adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and tools while staying within budgetary guidelines.
- Completes monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists the Community Manager in developing the budget for regular repair, maintenance, and capital projects.
- Supports cost‑cutting and expense control by fixing parts when possible, avoiding waste, and using tools and equipment correctly.
- Conducts scheduled safety meetings, keeps MSDS sheets current, and stays up to date on OSHA and other safety laws to ensure community compliance.
- Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and completing work orders with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or a related trade.
- Provision of own hand tools unless prohibited by state law; knowledge of safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other contacts.
- Ability to read, write, and communicate effectively to represent company management and act as the first point of contact for internal and external inquiries.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
- Mathematical skills necessary to add, subtract, multiply, and divide numbers for reviewing and completing financial, administrative, and legal documents.
