Maintenance Technician III

Responsibilities

• Provide high‑quality maintenance work in physical plant, machinery, equipment, HVAC, refrigeration, electrical, plumbing, carpentry, painting, telephone systems, call‑for‑aid, security, custodial, and other environmental services functions.
• Complete maintenance assignments in apartments, common areas, offices, and service areas.
• Install, repair, and replace electrical devices and equipment (e.g., HVAC), plumbing fixtures, door and window devices, locks, shelving, and other furnishings.
• Touch up apartments and common areas, perform preventative maintenance per schedule, and complete daily work orders.
• Communicate status of work orders and equipment needing repair to allow adequate planning.
• Respond to emergency situations and take corrective action or call external service as needed.
• Respond to maintenance issues on an on‑call basis per department rotation.
• Run errands for parts and assist in vehicle operation as required.
• Participate in training of new employees and other maintenance personnel.
• Assist the Maintenance Supervisor with overall coordination of the Maintenance Department.

• High School graduate or equivalent (GED). Preferred vocational or trade school training.
• Valid driver’s license and safe driving record.
• At least one HVAC, plumbing, or electrical certification or license.
• Five (5) or more years of related maintenance experience in a similar position.
• Specialized education or training in electrical, plumbing, HVAC, and maintenance repair procedures.

• Diagnose HVAC equipment: RTUs, air handlers, water heaters, and heat pumps.
• Read and interpret technical drawings, as‑built documents, schematic diagrams, wiring diagrams, and installation manuals.
• Communicate effectively with residents and staff, both verbally and in writing.
• Follow safety practices, read and follow written instructions, and work with limited supervision.
• Organize work orders and daily maintenance schedule to complete assignments.
• Respond calmly in emergency situations and show patience and compassion to senior adults.
• Use IT devices and computer systems to track and complete work orders.

• Mobility to move across campus, including multiple buildings.
• Frequent stooping, bending, climbing, reaching, pulling & pushing, and long periods walking or standing.
• Occasional lifting up to 100 lbs with assistance.
• Ability to operate mechanical equipment, hand tools, power tools, lawn equipment, campus vehicles, and ladders.
• Adequate sight and hearing.
• Comfortable with chemicals, noise, and exposure to adverse weather.

$24.84 – $33.84 per hour.
