Highly skilled, journey level work in the maintenance, construction, alteration, and repair of a variety of City-owned buildings and facilities, combined with responsibility for providing field leadership and coordination of facilities projects and work assignments. Employees in this classification possess demonstrated proficiency in one or more skilled building trades, which may include carpentry, plumbing, electrical, HVAC, painting, masonry, roofing or other related facilities trades.

Lead Facilities Trades workers are not required to possess journey level expertise in every trade. Rather, they are expected to apply strong technical knowledge, sound judgement and leadership skills to coordinate work involving multiple trades and to recognize when specialized trade expertise is required. In addition to performing skilled trades work, employees serve as project or field leads on assigned projects;

coordinate the work of other trades employees; assist in planning and prioritizing assignments; identify and procure materials, and resources needed to complete work; monitor work for quality and completion; and communicate project status to Facilities and Fleet supervision. Lead Facilities Trades workers provide work direction and field leadership but do not exercise formal supervisory authority. Employees may assume a leadership role when supervisors are unavailable.

This position is required to be on-call for facilities related after-hour emergencies, including snow emergencies, on a rotating basis with other Lead Trades workers.

(Specific assignment will include some or all of the following):

• Performs highly skilled maintenance, construction, alteration, installation and repair work within the employee's area(s) of demonstrated trade expertise.
• Serves as a field or project lead for assigned facilities maintenance, repair, renovation and construction projects, including projects involving multiple skilled trades.
• Coordinates work assignments among skilled trades employees based upon project requirements, employee expertise, operational priorities and direction from Facilities and Fleet Management supervision.
• Provides day-to-day work direction to employees assigned to projects; communicates expectations, monitors progress and workmanship, identifies problems and assists in resolving issues that may affect successful completion.
• Reviews project requirements, evaluates existing building systems and conditions, and assists in determining the appropriate trade expertise, materials, equipment and other resources required to complete the work.
• Coordinates facilities projects, maintenance and repairs with Facilities and Fleet Management supervision, City inspectors, engineers, architects, contractors, vendors, building occupants and other City departments as appropriate.
• Reads and interprets blueprints, plan schematics, specifications, operating and maintenance manuals and related technical documents.
• Diagnoses and troubleshoots building system and equipment problems within the employee's area of expertise and assists in coordinating appropriate technical resources when work requires expertise in another trade.
• Applies knowledge of building systems and the interrelationship among carpentry, plumbing, electrical, HVAC, painting, masonry, roofing and other facilities trades when planning and coordinating work.
