SUMMARY

The primary purpose of this position is to perform, under the direction of the Director of Facilities, training and coordination duties for maintenance personnel. The Maintenance Training Coordinator will develop, update, coordinate, and implement training and retraining programs, and train maintenance staff to meet Advantix company standards on safe and proper service, troubleshooting, maintenance repair, and proper documentation. All activities support Advantix’s strategic goals and objectives and generate results that accomplish the overall organization’s goals.

ESSENTIAL

JOB FUNCTIONS
  • Develop, implement, update, and evaluate curriculum and lesson plans.
  • Assess training needs for new and existing maintenance staff.
  • Identify internal training programs to address competency gaps.
  • Create testing materials, administer tests, record results, and maintain accurate training records in collaboration with the Director of Facilities.
  • Conduct onsite and online training and perform related work at all Advantix locations.
  • Perform maintenance repairs according to work orders.
  • Schedule and perform preventative maintenance and apartment turns.
  • Diagnose and resolve issues in HVAC, electrical, plumbing, elevators, carpentry, drywall, exterior structure, and appliances.
  • Execute special projects and other related duties as assigned.
  • Occasionally clean and maintain common areas and property, including mopping floors, cleaning windows, sanitizing surfaces, and removing trash and debris.
  • Coach team members by providing feedback and demonstrating desired skills.

EDUCATION, EXPERIENCE AND/OR CERTIFICATION
  • High School Diploma or G.E.D. and four (4) years of related maintenance experience.
  • Certifications in OSHA 30, HVAC, and CAMT are preferred; equivalent combinations of education and experience may be considered.
  • Valid Indiana Driver’s License.
QUALIFICATIONS
  • General knowledge of plumbing, electrical, painting, carpentry, and property maintenance trades.
  • Knowledge of test preparation and proper operation of hand/power tools.
  • Proficiency in using a multimeter.
  • Knowledge of sewer machines and drain cleaning equipment.
  • Knowledge of equipment and appliance usage and minor repair.
  • Ability to work flexible hours and be available on a 24‑hour on‑call basis.
  • Knowledge of safety, fire prevention, and first aid techniques.
  • Knowledge of building maintenance practices and principles.
  • Exceptional skills in measurement and mathematical calculations.
  • Strong judgment and decision‑making ability.
  • Excellent problem‑solving, analysis, and resolution skills.
  • Excellent oral and written communication.
  • Demonstrate prompt regular work attendance.
COMPUTER AND ADMINISTRATIVE SKILLS
  • Average proficiency in MS Word, Excel, Yardi, Outlook, and internet research.
  • Proficient in operating and troubleshooting personal and laptop computers.
  • Ability to learn other computer software programs as required.
PHYSICAL DEMANDS
  • Operate motor vehicles to visit various sites and properties.
  • Frequently move around interior and exterior of assigned properties.
  • Work on ladders, rooftops, confined areas, underground spaces, etc.
  • Lift and carry items weighing more than 50 pounds.
  • Work in a variety of environments, including exposure to hazardous conditions and extreme weather.
