Job Description SummaryThis position performs technical and mechanical work that ensures the physical aspects of the building, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Complete assigned work orders from resident requests for service and preventative maintenance by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Perform the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspections, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor about re‑ordering.
- Document and complete paperwork promptly, accurately, and completely so that service requests can be properly tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.
- Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
- Assist in routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate physical needs to management.
- Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
- Travel occasionally to assist other properties, attend training, or meet business needs.
- Work a flexible schedule that may include evening, weekend, and holiday calls.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by state and local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, depending on property size.
The hourly rate for this position is $25.00–$27.00.
Additional CompensationBase pay may be enhanced by participation in bonus programs, which vary between corporate and onsite property positions.
