Maintenance SupervisorThe Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. The role works closely with the Community Manager to oversee staff and vendor activities and ensure property upkeep.
Essential Duties & Responsibilities- Maintenance management: attend on‑site daily; coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements are completed for common areas and units.
- Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies while adhering to budget guidelines.
- Maintain a preventative maintenance program that extends the life of the community.
- Maintain a well‑organized maintenance shop in compliance with safety standards and OSHA guidelines.
- Administer hazard communications program and promote safe work practices.
- Participate in unit inspections as requested.
- Control daily community activities and maintain accurate service records.
- Assist with upkeep, maintenance, and cleaning of office, common areas, and model units.
- Participate in on‑call emergency duties.
- Plan & utilise property resources, equipment, and supplies economically, including vendor bidding and pricing.
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Supervise personnel: train, schedule, and evaluate maintenance staff.
- Provide input on employee performance evaluations.
- Promote a harmonious, quality work environment through effective leadership.
- Deliver excellent customer service and monitor response times.
- Present a favorable community image to achieve property objectives.
- Enforce community policies as delegated by the supervisor.
- High School Diploma or equivalent.
- EPA & CPO certification required; HVAC certification desired.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Basic computer skills and ability to use on‑site software.
- Small‑to‑mid‑size properties: frequent movement, repetitive wrist and hand motions, travel between work sites, use of hand tools, operation of forklifts or golf carts, lifting up to 100+ lbs., exposure to weather and hazardous chemicals, and overtime, weekend, and night duties.
- Large‑size properties: similar physical demands with added expectation to manage large staff teams and equipment.
- Reliable transportation to meet on‑call emergency requirements.
$42 per hour to $42 per hour
