SummaryThe Maintenance Supervisor is responsible for the overall maintenance and repair operations of multiple fee‑managed residential or commercial properties. This role includes overseeing maintenance staff, coordinating maintenance schedules, managing vendor relationships, ensuring safety compliance, and maintaining high standards of resident satisfaction. The position requires a proactive leader capable of balancing administrative tasks with hands‑on responsibilities across several sites.
Essential Duties and Responsibilities- Supervise and schedule work of on‑site maintenance technicians and porters.
- Conduct regular inspections of properties to ensure they are safe, functional, and aesthetically pleasing.
- Assign and track work orders and preventative maintenance tasks using property management software.
- Train, mentor, and evaluate direct reports; provide performance feedback and coaching.
- Coordinate with property managers on maintenance budgets, capital improvements, and major repairs.
- Develop and maintain relationships with external vendors and contractors; obtain competitive bids when necessary.
- Ensure compliance with all safety regulations, OSHA standards, and company policies.
- Monitor inventory and purchase necessary supplies and equipment while staying within budget.
- Participate in after‑hours emergency maintenance rotation.
- Maintain accurate records of maintenance operations, inspections, and personnel activity.
- High school diploma or equivalent required; technical or vocational training preferred.
- Experience managing maintenance operations across multiple properties required.
- Strong leadership and team management skills.
- Excellent time management and organizational abilities.
- Working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair. Construction knowledge a plus.
- Ability to read and interpret blueprints and maintenance manuals.
- Proficiency in property management software (e.g., Yardi, App Folio) and Microsoft Office Suite preferred.
- Strong communication and interpersonal skills.
- Driver License required for multi‑site travel.
- Ability to lift up to 50 lbs.
- Frequent walking, standing, climbing ladders, and performing manual tasks.
- Exposure to varying weather conditions and environments.
