Job Description

Blue Water and Solara have an immediate opening for an experienced Maintenance Technician. The technician performs technical and mechanical work ensuring the building, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and functionality.

What Your Day Might Look Like
  • Complete resident service requests and repairs in a timely manner, including appliance repairs.
  • Prepare apartments for new move‑ins by completing the make‑ready process.
  • Maintain cleanliness of exterior buildings and parking areas.
  • Assist with vendor management and other duties.
  • Perform routine maintenance and inspections for equipment.
What We Are Looking For
  • Knowledgeable in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Previous experience with painting, entry‑level carpentry, appliance repair, and basic plumbing.
  • High level of professionalism in manner and dress.
  • Excellent communication skills: able to read, write and communicate effectively.
  • Proficient in MS Office Suite.
Essential Responsibilities
  • Complete assigned work orders from resident requests and preventive maintenance, diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Complete the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, material procurement, and final inspection.
  • Follow procedures for accessing and obtaining materials, supplies, tools, and other items, tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
  • Complete documentation and paperwork promptly, accurately, and completely.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control by fixing rather than replacing parts, avoiding wasteful use of materials, and practicing correct tool usage.
  • Other Responsibilities
  • Comply with safety and risk‑management policies, attend routine safety meetings, complete required training on OSHA and other safety requirements, and report accidents promptly.
  • Periodically inspect work performed by contractors and vendors to verify compliance with quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns.
  • Physical Demands

    Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Lift up to 25 pounds independently and 50 pounds with assistance. Travel may be required. Work a flexible schedule, including evenings, weekends, and holidays.

    Required Licenses or Certifications
    • EPA Type1 and II or Universal certification for refrigerant recycling (for certified service technicians).
    • All certifications required by state and local jurisdictions.
    • Valid driver’s license to operate a golf cart on property, if applicable.
    Compensation and Benefits

    Hourly range: $24.00–$27.50. Eligible for quarterly or annual bonuses (corporate) or weekly, monthly, or quarterly bonuses (onsite).
