Job Summary
Maintenance Supervisor – Park 120
Key Responsibilities- Supervise up to five maintenance employees and coordinate work‐order assignments.
- Oversee external and internal building maintenance to meet company cleanliness, appearance, safety, and functionality standards.
- Develop and implement preventive maintenance schedules and monthly maintenance procedures.
- Manage vendor relationships, warranty follow‑up, and contractor quality assurance.
- Assist in developing the maintenance budget for regular repairs, capital projects, and cost‑control initiatives.
- Serve as the first point of contact for residents and staff regarding maintenance services, responding to requests and complaints efficiently.
- Conduct safety meetings, maintain MSDS sheets, and ensure compliance with OSHA and other applicable safety regulations.
- Perform routine inspections of employee and contractor work to verify quality and adherence to specifications.
- Maintain inventory of spare parts and ordering supplies within budgetary guidelines.
- Support the community manager in preparing the unit make‑ready process for leasing and new move‑ins.
- High school diploma, GED, or equivalent training.
- Experience in property or building maintenance, including mechanical, plumbing, and carpentry work.
- Knowledge of hot water heater repair and maintenance, roofing materials (shingles, BUR, membrane, EPDM), hand‑tools, power‑tools, and mechanical equipment.
- Proficiency in Microsoft Office Suite and property‑management software (Yardi or One Site) is required.
- EPA certifications Type I & II or Universal for HVAC refrigerant service, and all state/local certifications required by the position.
- Valid driver’s license for property or golf cart operation if applicable.
- Strong oral and written communication skills, customer‑service orientation, and ability to document and report maintenance activities.
- Team‑focus, professionalism in manner and dress, and ability to work additional hours including evenings, weekends, and holidays as required.
- Spanish/English bilingual skills.
- Previous supervisory experience in a large multifamily environment.
- Experience with property‑management budgeting and cost‑control initiatives.
- Ability to stand, walk, bend, climb ladders, and lift up to 25 pounds independently; up to 50 pounds with assistance.
- Work outdoors in all weather conditions.
- Must be available for on‑call and flexible schedules during evenings, weekends, and holidays.
- Local routine travel may be required for meetings, training, or site visits.
- Hourly rate $33.00 – $41.50, with potential quarterly or monthly bonuses.
