The Maintenance Supervisor is responsible for leading the maintenance operations of the community, ensuring the property is well-maintained, safe, and operating efficiently. This role oversees the service team, manages vendor relationships, and ensures timely completion of service requests and preventative maintenance programs.
This position is ideal for a hands-on leader who combines strong technical expertise with team leadership, operational oversight, and a commitment to delivering an exceptional resident experience.
Key Responsibilities- Oversee all maintenance operations, including service requests, make-ready processes, and preventative maintenance programs
- Ensure the overall condition, safety, and appearance of the community meets Cottonwood standards
- Schedule, prioritize, and assign work orders to ensure timely and efficient completion
- Perform and support maintenance tasks as needed across HVAC, plumbing, electrical, and general repairs
- Conduct regular inspections of the property to identify maintenance needs and potential risks
- Ensure all work orders are completed accurately and closed out in a timely manner
- Source, schedule, and supervise vendors to ensure quality work and adherence to scope and timelines
- Manage inventory, ordering, and delivery of maintenance supplies and equipment within budget
- Evaluate products and materials to improve efficiency, cost-effectiveness, and property performance
- Lead, train, and develop the service team, including Maintenance Technicians at all levels
- Plan, assign, and direct daily work while setting clear expectations for performance and quality
- Conduct hiring, onboarding, training, and performance management for service team members
- Provide coaching, feedback, and development opportunities to support team growth
- Foster a culture of accountability, safety, and teamwork
- Manage maintenance-related expenses in alignment with the property budget
- Support purchase order processes, vendor contracts, and cost tracking
- Complete required reports, inspections, and documentation accurately and on time
- Maintain SDS logs and ensure proper documentation of safety materials
- Ensure prompt and professional response to resident service requests
- Address and resolve maintenance-related concerns with a customer-first approach
- Maintain strong communication with residents, office staff, and vendors
- Support resident satisfaction and retention through quality service delivery
- Enforce all company safety policies and procedures, including OSHA standards
- Train team members on safety protocols and ensure consistent compliance
- Maintain awareness of regulatory requirements and ensure adherence to local, state, and federal laws
- Identify and address safety hazards proactively
What You Bring
- High school diploma or GED required
- Valid driver's license and reliable transportation required
- 2+ years of experience in multifamily property maintenance
- 2+ years of experience leading or supervising maintenance teams
- EPA Certification (Type II or Universal) required
- Certified Pool Operator (CPO) certification preferred
- CAMT certification preferred
- Proficiency in Microsoft Office required
- Experience with Entrata preferred
- Strong technical knowledge of HVAC, plumbing, electrical, and general maintenance systems
- Experience with inventory management, vendor coordination, and budgeting
- Strong leadership, communication, and organizational skills
- Ability to multitask and perform effectively in a fast-paced environment
- Professional attitude with a strong customer service mindset
- Ability to read, write, speak English to communicate with residents and vendors, to process Company paperwork, and to interpret safety and operating manuals and procedures
- Ability to communicate effectively with residents, vendors, and team members
- Availability to work standard community hours, including evenings and weekends
- Availability to participate in an on-call rotation

- Climb ladders to perform routine maintenance/repairs
- Grasping/gripping/turning to operate tools, equipment, and/or the phone frequently needed
- Ability to taste or smell is frequently needed
- Reaching above the shoulders frequently needed
- Finger dexterity to operate tools frequently needed
- Lifting and/or moving up to 75 lbs. regularly needed. Occasionally, over 75 lbs. is needed. Rarely will over 150 lbs. be needed. Weights over 50 lbs. should be accomplished with assistance from one or more persons
- Constant need for vision in small detail, beyond arm's reach, peripheral, depth perception, and the ability to adjust focus
- Constant need for talking and hearing to communicate with residents and associates
