We're seeking a dependable, hands-on Property Maintenance Technician II who enjoys solving problems, takes pride in their work, and wants to make a meaningful impact every day. This position is ideal for someone who enjoys variety, works well independently, and values providing exceptional service to residents and coworkers.

As a member of our Maintenance team, you'll help ensure our buildings, grounds, and equipment remain safe, comfortable, and well-maintained for the residents who call Ocean View home.

Responsibilities include:

• Responding to and completing maintenance work orders in a timely manner
• Troubleshooting and repairing plumbing, electrical, heating, and mechanical systems
• Performing preventative maintenance on equipment and building systems
• Repairing or replacing faucets, toilets, fixtures, lighting, smoke detectors, thermostats, and related components
• Diagnosing maintenance issues and determining effective solutions
• Coordinating with outside vendors and contractors when specialized repairs are needed
• Maintaining accurate maintenance records and service schedules
• Assisting with interior and exterior property upkeep
• Supporting landscaping and grounds maintenance as needed throughout the year
• Participating in snow removal and winter weather response efforts
• Maintaining a safe, clean, and organized work environment
• Delivering outstanding customer service to residents, guests, and fellow team members

Requirements

Successful candidates will have experience in property maintenance, facilities maintenance, or a related trade and possess strong troubleshooting abilities.

Preferred qualifications include:

• Working knowledge of plumbing, electrical, heating, and mechanical systems
• Experience using hand tools, power tools, and maintenance equipment
• Strong problem-solving and diagnostic skills
• Ability to work independently and manage multiple priorities
• Excellent communication and customer service skills
• Painting and drywall repair experience is a plus, but not required
• Carpentry experience is helpful but not required
• Commitment to safety and quality workmanship

This is an active position requiring frequent standing, walking, bending, kneeling, climbing, lifting, and working both indoors and outdoors in varying weather conditions. Employees may be exposed to moving mechanical equipment, airborne particles, vibration, and moderate to high noise levels.

• Full-time position
• Monday through Friday
• Participation in an on-call rotation required
• Overtime may be required, including emergency response and snow removal operations
