The Lead Operating Engineer supports the facility management team in delivering reliable building operations and exceptional client service. This position is responsible for maintaining building systems, responding to facility requests, coordinating repairs, and supporting preventive maintenance activities to ensure a safe, efficient, and well-maintained environment. The role requires strong technical knowledge, customer service skills, and the ability to work effectively in a fast-paced facilities management environment while contributing to JLL’s commitment to operational excellence and client satisfaction.

• Respond to client inquiries, service requests, and facility-related concerns in a timely and professional manner.
• Perform preventive maintenance, troubleshooting, and repairs on building systems including HVAC, plumbing, electrical, fire protection, generators, and related equipment.
• Monitor building systems, record operational readings, and identify corrective actions for equipment malfunctions.
• Coordinate and communicate with vendors, subcontractors, clients, and internal teams regarding maintenance and repair activities.
• Create, manage, and track work orders through the computerized maintenance management system (CMMS) and document completed work accurately.
• Maintain a safe, clean, and organized work environment while following OSHA standards and company safety procedures.
• Support facility operations by assisting with inspections, emergency response activities, and additional maintenance duties as assigned.

• High school diploma or GED required.
• Minimum of one year of experience in facilities, property management, engineering support, or a related environment.
• Working knowledge of building systems including HVAC, plumbing, electrical, and fire/life safety systems.
• Experience using work order systems, mobile devices, or computerized maintenance management systems (CMMS).
• Knowledge of OSHA standards, workplace safety procedures, and local building codes.
• Ability to troubleshoot equipment issues and perform basic repairs independently.
• Ability to meet physical requirements including climbing ladders, lifting equipment, walking stairs frequently, and responding to after-hours emergencies when needed.

• Two years of related trade schooling, technical training, or college coursework preferred.
• Previous experience in commercial facilities or property management environments.
• Strong customer service and communication skills with the ability to interact professionally with clients and vendors.
• Experience coordinating vendors, contractors, and maintenance service providers.
• Strong organizational skills with the ability to manage multiple tasks and priorities effectively.
• Detail-oriented mindset with a focus on quality, accountability, and continuous improvement.
• Ability to work collaboratively within a team-oriented and fast-paced environment.

Work Shift:

Monday through Friday, 7:00 AM to 3:30 PM
