OVERVIEW OF THE POSITIONThis position is located in Ferguson, MO. The maintenance supervisor leads a team of technicians for a large apartment community; they are responsible for ensuring that all building systems, equipment, and facilities in their charge operate at peak efficiency.
The maintenance team of the apartment community is responsible for the receipt, distribution, follow-up, and control of maintenance requests, along with the upkeep of the community buildings, systems, and grounds.
Pay: $24-27/hr DOE + phone allowance + competitive benefit package, including a 401(k) match of up to 5% after 6 months of employment
RESPONSIBILITIES OF THE POSITION- Creates and implements a Preventive Maintenance schedule as well as maintain inventory lists of appliances by unit and stock of supplies. Maintains the integrity of key control.
- Walks make ready apartments, orders supplies needed, assigns staff to units, schedules contractors, makes sure the apartments are turned in a timely fashion, and completes a final walk through of each make ready apartment to ensure it is move in ready.
- Ensures that the completion of service requests is performed in a timely manner and to resident satisfaction.
- Supervises and leads a team of maintenance and grounds technicians to ensure efficient and effective operations.
- Communicates with office staff in forecasting make ready dates, maintenance supply costs, risk management issues and any maintenance items needing addressed.
- Has a working knowledge and ability to troubleshoot and determine the necessary repair problems with hot water heaters, HVAC systems, plumbing, electrical and appliance issues.
- Ensures the on-call emergency schedule is rotated throughout the team weekly.
- Performs snow removal on community sidewalks during times of inclement weather.
- Gathers bids & schedules and meets with contractors at the request of the regional or community manager.
- HVAC certified preferred and prioritized
- High school diploma or GED
- Three years of work experience in the maintenance field preferred
- Certification in related maintenance fields such as plumbing, electrical, refrigeration is desirable or should be pursued during tenure of employment
- Possession of a valid driver’s license and personal auto insurance is essential; employee must be insurable with company vehicle insurance
- Handling of equipment and materials that weigh up to 100 pounds.
- Bending, kneeling, stretching, walking, standing up to 8 hours daily
