Building Engineer

The Building Engineer maintains and repairs the physical aspects of multiple Indiana properties, supporting the Lead Property Manager in ensuring safe, efficient, and well-presented buildings. This role combines hands-on technical work with ownership-level oversight of third-party vendors, covering both common areas and tenant spaces. You will diagnose and resolve issues across HVAC, electrical, plumbing, and general building systems while serving as a visible, professional point of contact for tenants, vendors, and internal stakeholders.

Responsibilities include performing a wide range of building maintenance and repair tasks as directed by the supervisor, ensuring timely completion and high-quality workmanship; inspecting, investigating, and assessing building conditions in both common areas and tenant spaces to identify maintenance needs and safety issues; coordinating with third-party vendors by meeting them on-site, confirming project progress, and ensuring work aligns with company standards;

inspecting, investigating, or assessing conditions before vendor work begins and after completion to verify scope, quality, and safety; regularly inspecting fire and life safety equipment, accurately documenting inspection results, and promptly notifying the supervisor and vendors of any deficiencies or concerns; keeping the supervisor informed on the status of work orders, ongoing projects, and assigned tasks, including any delays or resource needs;

maintaining strong tenant relations by responding to maintenance requests professionally, communicating clearly, and ensuring issues are resolved to tenant satisfaction; communicating building and tenant issues to the supervisor in a timely manner, including recurring problems or potential risks; ensuring properties remain clean and presentable by removing trash and debris from building exteriors, common areas, and mechanical spaces; replacing lights, ballasts, and ceiling tiles as needed to maintain safe, well-lit, and aesthetically pleasing environments;

performing painting and minor cosmetic repairs to keep facilities in good condition and aligned with company standards; troubleshooting and repairing general HVAC, plumbing, and electrical issues within the scope of a building engineer role, escalating complex issues to vendors when appropriate; assisting with maintenance and operation of building systems such as boilers, lighting systems, and other facility infrastructure; promoting and practicing safe work habits at all times, following established safety procedures and using appropriate personal protective equipment;

completing all required safety and compliance training, including OSHA-related trainings, and applying this knowledge in daily work; driving to multiple properties as needed to perform inspections, maintenance, and vendor oversight across the portfolio; documenting work performed, maintaining accurate maintenance records, and supporting the development of preventive maintenance routines; collaborating with the Lead Property Manager and other team members to prioritize work, plan projects, and continuously improve building operations.

Essential skills include minimum of 2 years of commercial or industrial facilities maintenance experience; hands-on experience with general HVAC maintenance, including troubleshooting and basic repairs; hands-on experience with general plumbing maintenance, including minor repairs and leak resolution; hands-on experience with general electrical maintenance, including lighting, basic wiring, and troubleshooting; proficiency in building maintenance and repair, including drywall patching, painting, and ceiling tile replacement;

experience with facility maintenance in industrial or commercial environments; ability to troubleshoot and repair building systems, including lighting, boilers, and other facility equipment; mechanical aptitude with the ability to understand and work with building systems and components; effective verbal and written communication skills to interact with tenants, vendors, and internal stakeholders; strong customer service orientation and ability to maintain positive…
