Maintenance Technician
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also manages the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.
KEY RESPONSIBILITIES- Community Maintenance: regular/daily onsite attendance; respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner; ensure all repairs and replacements in common areas and units.
- Assist with scheduling and performance of all maintenance/repair‑related turn events; daily cleanup of property exterior, grounds, breezeways, and common areas.
- Swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
- Inspect grounds, buildings, and community features daily to identify, minimize and correct hazardous conditions or liability concerns.
- Maintain preventative maintenance program to extend community life and minimize future repairs.
- Follow Asset key policy; keep the maintenance shop well‑organized, properly stocked, and compliant with safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor with hazard communication program, safety training, inventory monitoring, and general upkeep of office, common areas, and model unit.
- Maintain accurate records on service requests, EPA/OSHA standards, preventative maintenance, make‑ready status, and work in progress.
- Report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Participate in on‑call emergency service at community.
- Use property resources, equipment and supplies economically.
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
- Customer & Resident Relations: manage excellent customer service; monitor service request turnaround; project a favorable image of the community; enforce delegated community policies.
- High School Diploma or Equivalent.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement required between work sites; frequent use of ladders, stairs, ramps, step stools; lifting and moving objects of 100+ lbs.; operating machinery and power tools; exposure to outdoor weather conditions and hazardous chemicals; ability to work overtime, weekends, night hours (on‑call emergencies).
- Occasional stationary work, often standing or sitting for prolonged periods.
- Reliable transportation required due to on‑call emergency duties.
Salary Range: $24 per hour to $27 per hour.
