Job Description SummaryThe Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. This includes quality move‑ins, residential satisfaction, expedited service, and personal attention to the resident.
Responsibilities- Prepare make‑ready apartments, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, and other duties to provide residents with a quality move‑in experience.
- Respond to resident requests in a timely manner and with a professional attitude.
- Maintain knowledge of maintenance functions such as plumbing, HVAC, basic electrical, general carpentry, painting, and snow removal (if applicable).
- Maintain grounds, pools, hot tubs, common areas, and dog park amenities to keep them clean, operational, and safe.
- Participate in on‑call scheduling to respond to after‑hour emergencies.
- Report any maintenance concerns in vacant units, models, and common areas to the Maintenance Supervisor.
- Perform maintenance tasks scheduled by the Maintenance Supervisor.
- Maintain knowledge of state, local, and federal fair housing laws.
- Attend and participate in training programs as required by Cushman and Wakefield.
- Deliver superior customer service and represent the company professionally at all times.
- Dress in accordance with Cushman and Wakefield uniform and professional appearance standards.
- Maintain all safety procedures and safeguard all company tools and equipment.
- Achieve high productivity through reliable and punctual on‑site attendance, and report any tardiness or attendance issues to the immediate supervisor.
- Perform any other related duties as required or assigned.
- Valid driver’s license, EPA 608 – Minimum Type II and CPO or local city required certificate.
- Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions.
- Ability to compute rate, ratio, and percent and prepare and interpret bar graphs.
- Ability to solve problems with several known variables in routine situations.
- Ability to apply common sense to carry out written, oral, or diagrammed instructions.
- Ability to perform basic arithmetic (addition, subtraction, multiplication, division) in all units of measure, using whole numbers, fractions, decimals.
- Ability to write routine reports and correspondence.
- Follow all safety procedures.
- High School Diploma, GED, Trade, Technical, or Vocational school.
- 1+ years of related experience.
This job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. The employee must regularly travel outside between properties in varying weather conditions.
Physical DemandsStand and walk for extended periods. Ascend and descend staircases, ladders, and step stools. Travel up to 10% of the time. Lift, carry, push, pull or move objects up to 100 pounds occasionally or frequently. Remain in a stationary position (sit or stand) for 85% of the time.
