TMT America, Inc. is seeking a self-motivated, dependable, and hands-on Property & Facilities Maintenance Technician to oversee the day-to-day maintenance, cleanliness, safety, and security of approximately 50,000+ square feet of commercial property, including offices, warehouse areas, grounds, residential rental properties, and two company-owned residential properties.
This is a hands-on, versatile position for someone who takes pride in maintaining a property and can identify problems, perform routine repairs, complete preventive maintenance, and coordinate outside contractors when specialized services are required.
The Property & Facilities Maintenance Technician will also provide support to warehouse and shipping operations during periods of increased activity, including assisting with loading and unloading trucks, moving materials, operating a forklift when authorized, and maintaining an organized and safe warehouse environment.
Essential Responsibilities- Maintain the overall appearance, cleanliness, safety, and condition of company property and grounds.
- Perform routine lawn and grounds maintenance, including mowing, trimming, weed control, and general landscaping.
- Maintain parking areas, sidewalks, exterior areas, and common areas.
- Conduct routine property inspections and identify maintenance, safety, or security concerns.
- Perform general building maintenance and repairs.
- Perform basic electrical, plumbing, HVAC, carpentry, drywall, painting, roofing, and mechanical maintenance as qualified.
- Maintain and repair doors, locks, fixtures, shelving, walls, ceilings, and other building components.
- Perform preventive maintenance on buildings, equipment, and property.
- Maintain the cleanliness and general condition of two company-owned residential properties.
- Coordinate with management and outside contractors when repairs or projects require specialized or licensed services.
- Assist warehouse personnel during periods of high shipping volume.
- Assist with loading and unloading trucks and shipments.
- Operate forklifts and other warehouse equipment safely, as authorized.
- Maintain a clean, organized, and safe warehouse environment.
- Assist with property security, including monitoring security cameras and conducting routine property checks.
- Ensure doors, gates, equipment, and other access points are properly secured.
- Promptly report safety hazards, property damage, security concerns, and maintenance issues to management.
- Assist with opening and securing the property as required.
- Perform other maintenance, facilities, warehouse, and operational duties as assigned.
- High school diploma or equivalent.
- Previous experience in commercial property maintenance, facilities maintenance, construction, building maintenance, warehouse maintenance, or a related field.
- Practical knowledge of general building maintenance, including electrical, plumbing, HVAC, carpentry, roofing, painting, and drywall.
- Ability to safely use common hand tools, power tools, ladders, and maintenance equipment.
- Forklift experience preferred; ability to obtain and maintain required authorization.
- Warehouse and shipping/receiving experience preferred.
- Valid driver's license is required if necessary to perform company-related duties.
- Strong problem-solving and troubleshooting skills.
- Ability to work independently with limited supervision.
- Ability to communicate effectively with management, employees, vendors, contractors, and warehouse personnel.
