Maintenance Technician

The Maintenance Technician is responsible for HVAC, plumbing, electrical work, and general property maintenance and upkeep. The role also involves managing maintenance systems to ensure optimal operations and client/tenant satisfaction, in accordance with department protocols.

• Complete work orders related to the physical maintenance and repairs of assigned buildings using work order-related software programs.
• Implement routine physical improvements.
• Respond to emergencies in accordance with departmental protocol.
• Assist the Supervisor in establishing and maintaining equipment, tools, supplies, inventories, and logs.
• Implement, with the Supervisor, a comprehensive preventative maintenance plan and maintain all related records and logs.
• Assist with controlling expenses associated with the operation of the buildings.
• Communicate effectively regarding building status and changes.
• Adhere to all safety standards, policies & procedures, codes of conduct, and best practices.
• Always act professionally and courteously with tenants, hospital clients, co‑workers, vendors, and patients.
• Utilize materials, supplies, tools, and other property in a safe, productive manner.
• Perform other duties and special projects as assigned.

• 2+ years of related work experience and technical training.
• High school graduate or GED required; technical school training in maintenance-related courses preferred.
• Ability to understand and interpret design documents, manufacturer’s specifications, and written operational procedures.
• Excellent interpersonal skills to ensure teamwork and positive client/tenant/co‑worker relations.
• Ability to take directions and follow instructions.
• Must be safety conscious.
• Ability to organize and prioritize tasks to ensure accuracy and timely completion.
• Basic aptitude for mathematics.
• Must have a valid driver’s license and reliable transportation.
• Basic computer skills and the ability to learn new job‑related software.
• Working knowledge of tools and their proper use.
• CFC Handling Certification preferred.
• Must be located in the Charleston, SC area.
• Must be on site, 5 days a week, and drive to the various properties with employee‑owned vehicle as needed.
• Hours:
  
  8‑5, Monday through Friday, with availability for after‑hours emergencies and on‑call rotation.
• Ability to lift at least 50 pounds, climb ladders/stairs, and perform extensive walking.
• Must be legally authorized to work in the United States without employer sponsorship now or in the future.

The estimated base salary range for this position is $27 – $31 per hour. This range reflects a good‑faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.

In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
