Responsibilities
  • Work from policies, standards, schedules, service requests, logs, contracts, warranties, and instructions.
  • Interview, select, recommend hiring, train, and supervise Maintenance Department staff. Provide safety instruction, equipment, and devices and ensure employees are aware of safety and quality standards.
  • Provide operational training and technical direction and assist staff in investigation and resolution of problems. Assign and check work. Evaluate performance and provide counseling and coaching.
  • Recommend, initiate and document disciplinary measures as required. Monitor and record attendance and authorize time cards. Initiate personnel actions such as promotions, transfers, and terminations.
  • Maintain harmonious employee/employer relations.
  • Participate in annual planning, recommend maintenance budget levels and related capital equipment purchases, and respond to inquiries or provide documentation in response to related inquiries.
  • Work with Community Director to select and negotiate with local vendors and contractors.
  • Establish maintenance and preventive maintenance schedules and routines in keeping with overall company policy to meet requirements of standards.
  • Establish and modify priorities to suit changing conditions, and make individual assignments based on the skill and availability of staff and monitor results.
  • Track and determine the status of service requests in the computer system and close records for completed orders.
  • Investigate and resolve issues where service orders are past due in the computer system.
  • Ensure that maintenance‑related documentation is current and accurate, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor, and pool logs.
  • Check warranty information and ensure that repairs performed meet warranty requirements. Contact vendors as required to resolve outstanding issues.
  • Monitor inventories of parts, supplies, and materials; place orders to ensure inventories meet prescribed levels. Ensure that parts, materials and supplies are properly stored and that the shop is maintained in a safe and orderly condition.
  • Monitor the effectiveness of move‑in and move‑out inspections and conduct and document inspections and orient new residents to the operation of units in apartments and respond to questions, as required.
  • Participate in and monitor maintenance activities involving response to service requests, painting or general maintenance of grounds, snow and ice removal, pool, amenities, club house and apartment homes, as well as apartment home housekeeping and preventive maintenance.
  • Arrange for the movement and installation of equipment and furnishings within offices and common or amenity areas.
  • Respond to reports of unusual or escalated repair or maintenance issues. Determine repair, material, and supply requirements and perform any range of repairs involving mechanical, electrical, plumbing or HVAC systems or units.
  • Determine the need for outside contractors and negotiate and schedule related assignments, monitoring progress and results.
  • Arrange for, implement and participate in any range of special projects to install or repair items to increase the aesthetics, safety, or quality of the property.
  • Maintain property grounds and facilities and resolve safety hazards, property damage, or unsightly conditions. Report unusual or serious problems to management.
  • Prepare any range of periodic or special reports and data relating to maintenance activities and statistics.
  • Be available for on‑call duty, nights, and weekend work.
