Maintenance Technician

We are currently looking for a dedicated and dependable professional to join our team at one of our managed properties in Port St. Joe, FL as a Maintenance Technician. Join Associa as a Maintenance Technician and contribute to the upkeep and functionality of our managed properties. We are seeking a reliable individual with a passion for ensuring a safe and well-maintained living environment for our residents.

Maintenance Technicians are responsible for keeping buildings and grounds clean by picking up debris, sweeping, and mopping, as well as cleaning bathrooms and maintaining necessary supplies fully stocked. Maintenance custodians also complete several other functions, such as cleaning windows, vacuuming, dusting and emptying out trash.

Work Environment:

This position requires working outdoors for the majority of the workday and involves regular exposure to varying weather conditions, including heat, cold, rain, humidity, wind, and direct sunlight. This position includes (long periods of) climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling and repetitive motions

Compensation/Pay:

This is an hourly position with pay in the area of $22.00 per hour.

Schedule:

We are currently looking to fill a part-time position of no more than 30 hours per week.

Essential Job Functions:

  • Inspect and maintain community boardwalks, fencing, pergolas, water sources, and any other structures
  • Ensure street lights are operational; periodic after hour surveillance will be required
  • Perform routine plumbing tasks
  • Report major equipment failures and unsafe conditions to the Community Association Manager immediately
  • Pressure clean building exteriors, sidewalks; pavers, beach walk decor, and shower areas throughout the community
  • Preserve pet waste stations and trash receptacles throughout community, keeping it free of trash
  • Complete service calls as assigned
  • Dismantle machines or equipment and replace defective parts and motors
  • Perform basic preventive maintenance on air conditioning and ventilation equipment
  • Move/arrange furniture, i.e., pool, dog park
  • Maintain community road clear of deceased animals and debris
  • Provide work reports to Community Association Manager at close of each shift
  • Prepare property for incoming storms, and manage post storm clean up and repairs
  • Must provide and maintain tools necessary for job performance. Tools cannot be modified from the manufacturer's design for safety reasons.
  • Perform all other duties as assigned

Knowledge and

Skills:

  • Must be able to communicate effectively and professionally with internal and external customers, clients, residents, visitors and staff
  • Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
  • Knowledge of State or local governmental safety requirements
  • Knowledge of equipment associated with maintenance/custodial trades
  • Interpretation and completion of verbal and/or written instructions at a proficient level
  • Ability to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.
  • Must be able to lift up to 80 pounds
  • Comfortable with technology:
    Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)
  • Must be able to operate a vehicle from one location to another as well as be able to operate a golf cart
  • Must have a valid FL Drivers License and clean driving record
  • Time management and time critical prioritization skills
  • Must have ability to operate golf carts

Education, Experience and

Skills Required:

  • 3 years maintenance experience in an institutional or business setting
  • HVAC experience is a plus
  • Experience in plumbing systems
  • Electrical theory and safety procedures

Prior to Employment:

  • A background check will be conducted and candidate will need satisfactory report to finalize employment, including driving record and drug screening.
