Job Description Summary

The Service Supervisor leads and executes the technical, mechanical, and maintenance operations of the community. This role ensures that all interior and exterior areas—buildings, grounds, amenities, and common spaces—are maintained to the highest standards of cleanliness, safety, appearance, and functionality. The Service Supervisor plays a key role in delivering a superior living experience by overseeing maintenance staff, coordinating service requests, and upholding company and regulatory standards.

Responsibilities
  • Assists and completes work orders generated from resident requests for service and routine upkeep, diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees and completes the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by completing pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, performing maintenance tasks, and inspecting completed work.
  • Develops standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect community quality and Greystar standards.
  • Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
  • Periodically inspects contractor, vendor, and other service provider work to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Maintains adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools within budgetary guidelines.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible and practicing correct use of tools and equipment.
  • Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current, and keeps up‑to‑date on all OSHA and other safety‑related laws and requirements to ensure community compliance.
  • Demonstrates customer service skills by treating residents and others with respect, answering questions from the team and residents, responding sensitively to complaints about maintenance services, and assigning work orders with efficiency and urgency.

  • Corporate positions:
    Eligible to participate in a quarterly or annual bonus program based on individual and company performance.

    Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
